Bigblue Search Ltd is assisting a design-led contractor in sourcing a Freelance Site Manager for a £2.5m prime residential refurbishment in Wimbledon Village, London.

You'll lead on-site delivery from early stages to handover, coordinating trades, driving the programme and ensuring top-quality finishes on a detached Edwardian home. A strong background in high-end residential refurbishments and SMSTS/CSCS with First Aid is required.

Freelance Site Manager Prime Residential Refurbishment

I m working with a design-led residential contractor who is looking for an experienced Freelance Site Manager to take the No.1 lead on a £2.5m prime residential refurbishment in Wimbledon Village.

The project is a 5,000 sq ft detached Edwardian home undergoing a complete transformation. The works include a full internal strip-out, structural alterations, new M&E installations, extensive renovation and additions, through to high-spec finishes and final handover.

You ll be taking control of the project on site from the early stages through to completion, so they need someone who is comfortable taking genuine ownership of a high-end residential scheme.

The role

As the No.1 Site Manager, you'll be responsible for the day-to-day delivery of the project, including:

• Managing the project from strip-out through to finishes and handover
• Coordinating subcontractors and trades on site
• Driving the programme and keeping works on schedule
• Managing structural works, M&E installation and high-spec finishing packages
• Maintaining health & safety standards across the site
• Working closely with the Project Manager, design team and client
• Managing quality control, snagging and final finishes
• Running site meetings and maintaining clear communication with all parties
• Ensuring the standard of workmanship reflects the expectations of a prime residential project

What they re looking for

You ll need a proven background delivering high-end residential refurbishment projects, ideally as the No.1 Site Manager.

Experience working on prime London homes, luxury residential refurbishments, listed/period properties or high-spec private residences would be particularly relevant.

A carpentry or joinery background would also be beneficial given the level of detail and finishes involved.

You ll need to be confident managing a project independently, technically strong, client-facing and have a very good eye for quality.

SMSTS, CSCS and First Aid will be required.

The project

This is a substantial 11-month freelance opportunity running from October 2026 through to September 2027, with the chance to work on a genuinely high-spec residential project in the heart of Wimbledon Village.
