Job summary

Fawkes & Reece London is seeking a Residential Site Manager for a major housing development in Dorset. You will oversee day-to-day site operations, driving safety, quality and programme delivery to meet targets.

The role requires coordinating multiple trades, liaising with stakeholders, and ensuring NHBC compliance on a flagship project scheduled to complete in 2029. The ideal candidate will have 2–3 years’ experience on residential sites, hold SMSTS, CSCS Black Card and First Aid at Work, and

• Minimum 2–3 years' experience as a Site Manager on residential housing developments.
• Experience coordinating multiple subcontractors and trades on site and understanding construction programmes.
• Ability to maintain high health and safety standards on active sites and deliver plots to quality targets.

Responsibilities

• Coordinate subcontractors, suppliers, site labour and materials per programme.
• Maintain health, safety, quality and environmental standards through site inspections and toolbox talks.
• Monitor progress and report updates to senior management; manage site logistics and security.

Site Manager (Residential)

Our client is a well-known national house developer with an excellent reputation for delivering high-quality residential communities across the UK. Due to continued growth, they are seeking an experienced Residential Site Manager to oversee a major housing development in Dorset.

This is a long-term opportunity on a flagship residential scheme that is scheduled for completion in 2029. The successful candidate will be responsible for managing day-to-day site operations, ensuring projects are delivered safely, on time, to budget, and in line with company quality standards.

Key Responsibilities

• Manage all on-site construction activities from groundworks through to completion.
• Coordinate subcontractors, suppliers, site labour, and materials and ensure works are completed in accordance with construction programmes.
• Maintain high standards of health, safety, quality, and environmental compliance by conducting regular site inspections and toolbox talks.
• Monitor progress and report updates to senior management. Manage site logistics and site security.
• Ensure all NHBC and building regulation requirements are met.
• Liaise with clients, consultants, local authorities, and stakeholders as required.
• Oversee handovers and ensure customer satisfaction targets are achieved.

Experience Requirements

Applicants must demonstrate:

• A minimum of 2 - 3 years' experience as a Site Manager on residential housing developments with proven experience managing new-build residential projects from inception to completion.
• Experience coordinating multiple subcontractors and trades on site and strong understanding of construction programmes and site sequencing.
• Experience maintaining excellent health and safety standards on active construction sites.
• Previous experience delivering plots to agreed quality and production targets.
• Ability to manage site teams and drive project progress effectively.

  Essential Qualifications & Certifications

  • Valid SMSTS (Site Management Safety Training Scheme) certificate.
  • Valid CSCS Black Card.
  • Valid First Aid at Work certificate.
  • Full UK Driving Licence and own transport.
  • Strong knowledge of NHBC standards and current building regulations.
  • NVQ Level 6 in Construction Site Management (or equivalent).
  • Temporary Works Coordinator certification.
  • Scaffold Inspection certification desired but essential.
  • CIOB membership or working towards professional accreditation would be helpful.
