Job description

We have an exciting opportunity for a pro-active and experienced Quantity Surveyor to provide expert commercial support, guidance, and management to the team, for the successful delivery of our flagship19,500-capacity indoor arena.

Once home to every UK-built Concorde, the Brabazon Hangars are being repurposed into a brand-new venue for Bristol and set to be the South West's top destination for music, comedy, sports, and entertainment.

As a Senior Quantity Surveyor, you will play a key role in delivering specialist commercial services across the full project lifecycle, including pre-construction activities, package procurement, ascertainment of contract sum, and construction phase commercial management.

What you'll do

The successful candidate will be involved across pre-construction and construction whilst undertaking general commercial management requirements.

During the pre-construction phase, you will utilise all your skills and experience, preparing subcontract tender enquiry documentation, and identifying and engaging with suitable supply chain partners to access competencies, capabilities, experience, resources, financial position and delivery ability.

You will be fully involved in preparing subcontract and supplier tender lists as well as carrying out pre-tender and mid-bid interviews to ensure a high level of communication to the supply chain around the project. In addition, you will review submitted package bids and carry out detailed tender analysis including initial review of costs, scope gaps, assumptions, interfaces, clarifications and exclusions.

You will hold post-bid interviews with the Package Manager to review cost proposals, including potential value engineering options, programme, quality, and contract.

Other core responsibilities during pre-construction will include:

  • preparing subcontract documentation for execution in conjunction with the Package Manager and Project Planner
  • holding regular progress meetings with the package contractors to monitor progress against the accepted pre-construction programme for design and procurement, including that of specialist trades, ensuring that the agreed cost parameters are not exceeded, and all viable value engineering is robustly explored and implemented
  • carrying out regular design and progress reviews (alongside the Package Manager) with the Design Team and the MEP partners to ensure a seamless approach to design development through Stage 4 whilst maintaining accepted cost parameters.

During the construction phase, you will use your interpersonal skills to communicate to the site team the basis on which all the subcontracts have been placed, commercially coordinate and guide impact from changes (design, construction and client), and provide contractual guidance and claim resolution support.

You will ensure that all commercial processes and procedures are completed in accordance with the company's procedures. In addition, you will provide accurate, commercial reports and forecasts for the projects allocated, including commentary on risks, finance and performance.

You will manage and build key relationships with the wider delivery team, and the supply chain, whilst also managing the commercial relationships with subcontractors and suppliers.

Other core responsibilities during construction will include:

  • providing direction to management on Extensions of Time (EOT) and other contractual claims
  • assisting in the management and mitigation of risks on the Project Risk Register
  • agreeing in conjunction with the site team progress and interim account payments
  • maintaining up to date and accurate subcontract final account projections
  • owning and updating the monthly Cost Value Reconciliation (CVR)
  • preparing the monthly commercial report.

In conjunction with the Commercial Manager, you will manage Quantity Surveyors and Assistant Quantity Surveyors (who will be responsible for recording bi-weekly subcontract progress updates both from accepted drawings and programme drop lines, which will be held and recorded, including disputes, value assessments and payment notices.)

By supporting the Commercial Manager, you will be able to develop relationships, promote a positive culture through the wider team (and other stakeholders), as well as support and play an active role in promoting our safety culture across the project.

What you'll need

As an experienced Quantity Surveyor, you will have an established network and knowledge of the Bristol and South West of England supply chain, and be able to demonstrate a proven track record of success working on major projects with a major main contractor, leading on projects more than £50m.

You will hold a BSc in Quantity Surveying or hold equivalent qualifications (such as an HNC or HND), with extensive experience in contract and commercial management, on major and complex projects.

Experience and working knowledge of forms of construction contracts, construction techniques, and dispute claim resolution will be required. In addition, you will have the ability to draft all levels of project correspondence, provide a high level of presentation and narrative drafting, and be able to work independently or as part of a team, supervising junior staff as required.

Excellent communication, commercial and negotiation skills, with the ability to communicate internally and externally at all levels, will be essential.

What you'll receive
  • Combined pension contributions up to 20%.
  • Career progression and professional development opportunities.
  • 25 days' holiday rising to 28 with length of service.
  • Performance related bonus.
  • The opportunity to buy up to ten days' holiday and sell up to five every year.
  • A healthcare package that allows you to claim back healthcare costs.
  • Life assurance of up to eight times your salary.
  • A new electric car in exchange for part of your gross salary, subject to conditions.
  • Cashback and discounts from more than 3,000 retailers.
  • One paid volunteering day each year.
  • Enhanced family leave and pay arrangements.
  • An interactive health and wellbeing platform.
  • Support from mental health first aiders.
  • A £1,000 referral fee if you recommend someone to work for us.
