Job summary

Galliard Homes is seeking a Senior Property Manager to lead and oversee a diverse, high-risk portfolio within our in-house GEM division. You will guide property managers, manage complex projects, and maintain excellent resident relations, while ensuring compliance with leasehold and safety standards.

The role is office-based with standard hours and requires a proactive leader who can mentor teams and coordinate with external contractors, surveyors, and stakeholders.

Qualifications

• Experience managing high-risk residential/mixed-use developments.
• Experience managing developments with district heating systems.
• Experience managing life safety systems and required maintenance frequencies.
• Previous experience as a Senior/Property Manager or in a similar role.
• Strong budgeting and service charge management knowledge.
• Comprehensive understanding of leasehold legislation including the Landlord & Tenant Act and Building Safety Act.
• Strong financial awareness including budgets, accounts, and utility billing.

Responsibilities

• Full operational and statutory responsibility for a complex portfolio (high rise, mixed use, higher risk buildings).
• Plan and undertake site visits appropriate to portfolio size, complexity and risk.
• Organise and attend monthly resident surgeries and maintain positive relationships.
• Lead project management of Section 20 consultations and major works across the portfolio.
• Manage contractor relationships and oversee repairs, insurances, and monitoring of contracts.
• Draft, review and issue resident communications and service charge budgets.
• Prepare and review service charge budgets and monitor cashflow.
• Raise purchase orders and approve invoices in line with budget.
• Respond to leaseholder enquiries and complaints with timely resolutions.
• Provide cover for Head of Property; support portfolio-related matters.
