Job summary

A Property Manager is sought to oversee a residential and mixed-use portfolio. The role covers property management, maintenance, leasehold matters, health and safety, and service charges, with regular contact with residents, contractors and internal specialists.

The role is office-based with regular site visits and occasional residents' meetings; the successful candidate will balance resident relationships with operational, financial and compliance duties across a varied portfolio.

Qualifications

• Experience in residential or mixed-use property management.
• Knowledge of landlord and tenant law and health and safety compliance.
• Familiarity with RICS and ARMA guidance.
• Excellent written and verbal communication skills.
• Proficient in MS Office and property management systems.

Responsibilities

• Manage relationships with leaseholders, tenants and residents' associations.
• Read and interpret leases to ensure compliance.
• Coordinate inspections and maintenance, both planned and reactive.
• Oversee contractors and monitor quality/cost of works.
• Support major works and Section 20 consultations.
• Ensure health and safety requirements and statutory inspections are met.
• Prepare and monitor service charge budgets and reserves.
• Support leasehold matters including disputes and licences to alter.
• Maintain accurate records and use property management systems for reporting.
