Job summary

Galliard Homes is seeking a Senior Property Manager to lead day-to-day management of a diverse portfolio and guide on-site teams. You will take ownership of complex, high-risk developments, ensuring compliance with statutory leasehold obligations and delivering high service standards across the portfolio.

You will partner with the Head of Property, manage contractor relationships, and support mobilisation of new schemes approaching practical completion.

Qualifications

• Experience managing residential and mixed-use developments.
• Strong knowledge of leasehold legislation, including Landlord & Tenant Act & Building Safety Act.
• Full driving licence and access to own transport for site visits.
• Experience with high-risk buildings and life-safety systems.
• Proven track record mentoring property managers.

Responsibilities

• Oversee complex portfolio performance and compliance.
• Plan site visits appropriate to portfolio size and risk.
• Lead monthly resident surgeries and stakeholder relations.
• Manage Section 20 consultations and major works with teams.
• Maintain contractor performance, oversee repairs and invoices.
• Draft resident communications and budgets.
• Support Head of Property and contribute to strategic portfolio planning.
