Senior Operations Manager (Social Housing)

Job Overview

Our client, a national affordable housing organization, is seeking a Senior Operations Property Manager to join their expanding property services team. The role involves managing and leading a team of surveying staff to oversee their affordable housing portfolio.

The successful candidate will be responsible for delivering regional repairs, voids, planned investment, and major works programs, ensuring they meet targets and standards for revenue, cost, quality, and time, aligned with the organization’s strategy.

This role includes overseeing contractor performance, managing complex contractor relations to increase value for money, and managing a multi-disciplinary surveying team over a wide geographical area. It is primarily home-based with occasional meetings.

Key Responsibilities

1. Develop and sustain long-term strategic relationships with key partners to deliver a customer-focused program of planned investment, repairs, and void management.
2. Lead the appointment and management of sustainable partnerships, ensuring contractor resilience and profitability while maintaining quality standards.
3. Develop and embed processes and procedures based on data evaluation.
4. Collaborate with senior department members at regional and national levels.
5. Manage the surveying team and oversee budget allocations.

Candidate Requirements

• Educated to HND level or equivalent, with a professional qualification in construction, housing, or property.
• Experience delivering programs of planned investment, major works, and responsive repairs at a senior level.
• Proven leadership of multi-disciplinary teams across wide geographical areas.
• Experience managing large service budgets.
• Knowledge of building law, regulation, contracts, and health and safety legislation.
• Experience reporting to executive management and boards.
• IT skills, particularly in Excel and PowerPoint.
• Full clean UK driving license required for occasional site visits.
