Job summary

Dwelly, Sevenoaks-based agency, is seeking a Senior Block Manager to lead a small team and manage about 50 residential blocks in West Kent.

You will provide technical and operational leadership, oversee budgets, and ensure standards in compliance and health & safety while delivering clear client communication. This role blends strategic oversight with hands-on leadership in a growing business.

Qualifications

• Experience in private residential leasehold/block management, including budgets and major works.
• Knowledge of leasehold legislation and Building Safety Act.
• Experience managing budgets, service charges and accounts.
• Strong compliance and health & safety focus.
• Excellent organisational and client-management skills.
• Clean UK driving licence and access to vehicle.

Responsibilities

• Lead and develop a team of two Property Managers and two Accounts Administrators.
• Oversee day-to-day operation of the block-management department.
• Provide technical guidance and workload management.
• Maintain oversight of ~50 residential blocks.
• Escalate complex property, leaseholder, and client matters.
• Oversee service-charge budgets and accounts across the portfolio.
• Ensure accounts are prepared accurately and on time.
• Provide monthly management reports to senior management.
• Maintain high standards of customer service and client communication.
• Support major works, contractor management and compliance.
