Job summary

PSM Recruitment Ltd is seeking an experienced Block Manager for an office-based role in Dover with regular site visits. You will manage residential blocks and mixed-use properties, liaising with leaseholders, tenants and contractors to ensure compliance and service excellence.

The role requires ARMA/IPS knowledge, leasehold experience, and strong communication. Driving licence and willingness to travel for site visits are essential, with some out-of-hours involvement for residents meetings.

Qualifications

• Residential block management experience required.
• Knowledge of ARMA or IPS standards; qualifications or in training.
• Strong leasehold property management knowledge and legislation.
• Excellent communication and interpersonal skills; able to handle difficult conversations.
• Highly organised with strong problem-solving abilities.
• Able to work independently in a fast-paced environment.
• Proficient in property management software; MRI Qube desirable.
• Full UK driving licence and willingness to travel for site visits.
• Some out-of-hours work for residents meetings/AGMs.

Responsibilities

• Oversee management of residential blocks and mixed-use properties, ensuring compliance with legislation and standards.
• Main point of contact for leaseholders, freeholders, and tenants; manage queries and issues.
• Conduct regular site inspections and liaise with contractors for maintenance and repairs.
• Prepare and manage service charge budgets with transparency and accuracy.
• Oversee Section 20 consultations and major works per Landlord and Tenant Act.
• Ensure health & safety compliance and up-to-date risk assessments.
• Handle disputes and complaints professionally with challenging individuals.
• Work with accounts team to ensure accurate financial reporting and debt collection.
• Maintain strong client relationships and long-term partnerships.
• Guide clients through fire regulation changes and best practices.
