Job summary

Block Recruit is seeking an experienced Block Manager to lead the management of large residential blocks and estates from our Surrey hub. The role combines office-based coordination with site visits, offering hybrid working and a competitive salary with generous benefits.

You will oversee budgets, major works, and compliance while acting as the primary contact for directors, residents, and contractors, ensuring service excellence and safety across the portfolio.

Qualifications

• Proven track record in residential block management.
• Independently manage portfolios including larger/complex developments.
• Strong budgeting, lease knowledge, and building compliance.

Responsibilities

• Oversee end-to-end management of a portfolio of large residential blocks and estates.
• Plan site visits and manage service charge budgets.
• Lead major works projects, including Section 20 consultations.
• Attend RMC/RTM director meetings and AGMs; some evening meetings may be required.
• Ensure health & safety, fire safety, and building compliance.
• Deliver excellent resident and contractor relations with a proactive approach.
