Reed in Glasgow is seeking an experienced Residential Lettings Property Manager to oversee a portfolio of about 170 properties and lead two Property Managers. The role blends portfolio management with team leadership to deliver high standards for landlords and tenants.

You will ensure regulatory compliance, coordinate property maintenance, manage renewals and inspections, and drive service improvements in a busy, customer-focused environment.

Qualifications

• Proven experience in residential lettings and property management.
• Supervisory or team-leading experience preferred.
• Strong knowledge of lettings legislation and compliance requirements.
• Excellent communication and negotiation skills.
• Able to prioritise a busy workload and multitask.
• Proactive and detail-oriented with a customer-focused approach.
• Full UK driving licence desirable.

Responsibilities

• Manage a portfolio of approximately 170 residential properties.
• Lead, support and develop a team of two Property Managers.
• Act as main contact for landlords and tenants, ensuring a professional service.
• Oversee property maintenance issues and coordinate contractors.
• Conduct regular property inspections and ensure compliance with lettings legislation.
• Manage tenancy renewals, notices and end-of-tenancy processes.
• Handle complex tenant and landlord queries effectively.
• Monitor team performance and implement process improvements.
• Ensure properties comply with health and safety regulations.
• Maintain accurate property records and management systems.
