Job summary

Warner Hotels Group is seeking a Property Supervisor at The Runnymede Hotel on the Thames, near Windsor. You will lead daily maintenance, coordinate planned and reactive works, and ensure safe, functional facilities across guest areas and service spaces.

You’ll oversee HVAC and boiler systems, liaise with contractors, and drive compliance with Legionella and fire safety checks while supporting a culture of continuous improvement and exceptional guest experience.

Qualifications

• Maintenance experience in hospitality or hotel environments.
• Experience coordinating planned and reactive maintenance.
• Knowledge of UK safety regulations and building compliance.
• Ability to manage external contractors.
• Demonstrated leadership and team supervision skills.

Responsibilities

• Guest Room Maintenance & Rapid Response: coordinate daily work orders to keep rooms ready and revenue intact.
• Preventative Maintenance (PM) Programs: schedule routine checks for high‑traffic areas, kitchens, pools, and guest rooms.
• Room Turnovers & Deep Cleans: partner with Housekeeping for deep cleans and repairs with minimal disruption.
• Capital Critical Systems: oversee operations of industrial HVAC, boilers, and fire suppression systems.
• Contractor & Vendor Management: supervise external specialists for inspections and renovations.
• Statutory Compliance & Legal Checks: ensure Legionella, PAT, fixed wire, and fire alarm tests are conducted and documented.

Join our team at the Runnymede on Thames, part of the Warner Hotels Group. Opening as a Warner in 2024, this beautiful hotel on the River Thames near Windsor offers award-winning spa facilities, restaurants, bars, and outdoor activities.

Warner Hotels are recruiting for aPropertySupervisor at The Runnymede Hotel.

TheProperty Supervisorsupports the smooth running of hotel maintenance, ensuring safe, functional, and well-presented buildings, systems, and facilities. As Property Supervisor, you'll report to an onsite Property Manager and working with your team to lead both planned and reactive maintenance works as needed across the hotel.

Key responsibilities for the Property Supervisor may include:

• Guest Room Maintenance & Rapid Response: Coordinating daily work orders for guest rooms, ensuring the team resolves these issues quickly so rooms are not placed "out of order," which directly affects hotel revenue.
• Preventative Maintenance (PM) Programs: Scheduling routine checks on high‑traffic areas, commercial kitchen equipment, pools, and guest rooms.
• Room Turnovers & Deep Cleans: Partnering closely with the Housekeeping Department to handle scheduled deep cleans, painting touch‑ups, and structural repairs without disruption
• Capital Critical Systems: Manages the daily operation of heavy‑duty building systems, including industrial HVAC chillers, commercial boilers, fire suppression systems.
• Contractor & Vendor Management: Oversees external specialists for regulated inspections (elevators, fire alarms) and major hotel renovations, ensuring work is completed with minimal noise and disruption to guests.
• Statutory Compliance & Legal Checks: Ensures the hotel strictly adheres to UK safety legislation. This includes organizing and documenting regular Legionella testing (L8 compliance), PAT testing (Portable Appliance Testing) for guest room electronics, fixed wire testing, and routine fire alarm and emergency lighting checks.
