Job summary

Property Management Recruitment Ltd is seeking a Property Manager to run a full end-to-end housing management service across a mixed tenure portfolio, with home-based work and site visits across East Sussex, Kent and outer London. You will manage tenancy lifecycles, be the main contact for residents, and oversee estate services while keeping sites compliant.

The role requires proven operational experience in residential sites, strong communication skills, and a flexible on-site presence.

Qualifications

• Proven operational experience managing residential sites or contracts.
• Warm, approachable manner with residents and confident client communication.
• Practical, solutions-focused approach to problems.
• Strong organisation; juggling priorities across several sites.
• Full UK driving licence and access to own vehicle (essential).
• ARLA Level 3 and/or MIRPM, or willingness to work towards them (desirable).

Responsibilities

• Manage full tenancy lifecycle: viewings, move-ins/outs, deposits, voids, admin.
• Be main point of contact for residents and handle queries/defect reporting.
• Oversee building/estate management: repairs, contractors, cleaning, grounds, inspections.
• Ensure Health & Safety and statutory compliance across sites.
• Own service charge budgets and annual reconciliations.
• Produce monthly KPI reports for clients and track performance.
• Support mobilisation/onboarding of new schemes and repairs log.
• Run quarterly resident engagement activities to support ESG goals.
