Property Manager - Mixed Tenure Portfolio

Home-based with travel across East Sussex, Kent and Outer London | Salary: £30,000-£32,000

This Property Manager role is with one of the UK's longest-established private sector housing providers. The organisation has worked with local authorities, registered providers and institutional investors for three decades, managing affordable, private rented and leasehold homes. Its people-first culture has stayed consistent throughout that time.

The portfolio mixes social rent and market rent homes, so the role combines the resident focus of affordable housing with the commercial standards of Build to Rent. It suits a hands-on property professional who enjoys being out on site and wants real ownership of a patch.

The Role

You'll run a full, end-to-end housing management service across a portfolio spread over East Sussex, Kent and the outskirts of London. The role is home-based, with site visits up to three days a week.

• Manage the full tenancy lifecycle, including viewings, move-ins, move-outs, deposit negotiations, void management and tenancy administration
• Be the main point of contact for residents, handling day-to-day queries, correspondence and defect reporting through to end-of-defect inspections
• Oversee building and estate management: repairs, contractor performance, cleaning, grounds maintenance, PPM and weekly inspections
• Keep every site fully compliant on Health & Safety and statutory requirements, including void water flushing and landlord obligations
• Own service charge budgets and deliver annual reconciliations
• Produce monthly KPI reports for clients and keep performance on target
• Support the mobilisation and onboarding of new schemes, logging and progressing repairs and defects within agreed timescales
• Run quarterly resident engagement activities to build community on site and support ESG goals

The Person

You'll come from a Build to Rent, residential lettings or block/leasehold management background and be comfortable managing a varied portfolio without someone looking over your shoulder. You'll also need:

• Proven operational experience managing residential sites or contracts
• A warm, approachable manner with residents and confident communication with clients, both written and verbal
• A practical, solutions-focused approach to problems
• Strong organisation and the ability to juggle competing priorities across several sites
• Flexibility to work varied on-site hours
• A full UK driving licence and access to your own vehicle (essential)
• ARLA Level 3 and/or MIRPM, or a willingness to work towards them (desirable)
