About the Role
My client are seeking an experienced and proactive Block Property Manager to oversee a diverse portfolio of RMC and freehold properties located in and around Central London. The successful candidate will bring strong technical knowledge, excellent communication skills, and a proven ability to manage complex residential buildings with professionalism and autonomy.
This is a hybrid role, offering 2 days working from home per week and an industry-competitive salary of up to £50,000 , depending on experience.
Key Responsibilities
- Manage a portfolio of RMC and freehold residential blocks, ensuring a high standard of service delivery and compliance.
- Act as the primary point of contact for leaseholders, residents, directors, and contractors.
- Conduct regular site inspections, preparing reports and ensuring all planned and reactive maintenance is managed effectively.
- Oversee service charge budgets, monitor expenditure, and prepare accounts in collaboration with finance teams.
- Coordinate and manage major works projects, including Section 20 consultations where required.
- Ensure all buildings comply with current health & safety and fire safety legislation, including arranging risk assessments and implementing recommendations.
- Attend AGMs, board meetings, and client reviews, delivering professional advice and building strong working relationships.
- Manage contractor performance, negotiate quotes, and ensure service delivery meets agreed standards.
- Resolve leaseholder queries efficiently, providing clear, accurate information and escalating where necessary.
- Maintain accurate records, ensuring all documentation is updated and stored in line with company and regulatory requirements.
Skills & Experience Required
- Minimum 5 years’ experience in residential block / portfolio property management.
- ATPI / IRPM Level 3 qualified (or equivalent).
- Strong knowledge of leasehold legislation, health & safety, and property compliance.
- Experience managing RMC and freehold clients within a London-based portfolio.
- Excellent written and verbal communication skills.
- Ability to manage multiple deadlines, prioritise workloads, and work autonomously.
- Confident chairing and attending AGMs and client meetings.
- Strong IT and reporting skills, with experience using property management software.
