Job summary

The Bristol Residential Letting Co is looking for a Property Manager to join our team and build a long-term career with us. You will manage your own portfolio of residential properties, acting as the main point of contact for landlords and tenants.

You will handle tenancies, maintenance coordination, inspections, check-outs, and deposit negotiations while ensuring compliance and high service standards at all times.

Qualifications

• Around 12+ months experience in lettings or property management.
• Organised, proactive and confident dealing with clients.
• Full UK driving licence.
• ARLA/NAEA qualifications are a bonus, not essential.

Responsibilities

• Manage your own portfolio of residential properties and be the main contact for landlords and tenants.
• Handle tenancies and landlord/tenant relationships.
• Coordinate maintenance issues from start to resolution.
• Coordinate contractors and property inspections.
• Manage check-outs and deposit negotiations.
• Ensure compliance (Gas Safety, EPC, EICR, etc.).

The role

Youll manage your own portfolio of residential properties, acting as the main point of contact for landlords and tenants.

This includes:

• Managing tenancies and tenant/landlord relationships
• Handling maintenance issues from start to resolution
• Coordinating contractors
• Carrying out property inspections
• Managing check-outs and deposit negotiations
• Ensuring compliance (Gas Safety, EPC, EICR etc.)

What were looking for

• Around 12+ months experience in lettings or property management
• Organised, proactive, and confident dealing with clients
• A strong sense of customer service
• Someone who takes pride in doing things properly
• Full UK driving licence

(ARLA/NAEA qualifications are a bonus, not essential.)

Salary & Benefits

• £30,400 basic + £1,000 annual bonus (OTE £31,400)
