Reactive Permanent Recruitment is assisting a busy independent estate agent with a Clifton-based Property Manager role in Bristol. You will join a thriving team to organise maintenance, monitor rents, and liaise with landlords and tenants to renew leases and ensure contractual obligations are met.

The ideal candidate has at least 2 years of Property Management experience, a full driving license with own vehicle, and strong communication and organisational skills in a fast-paced environment.

Qualifications

• At least 2 years’ experience in Property Management within an estate agency environment.
• Full driving license and own vehicle.
• Student/HMO Property Management experience essential.
• Excellent telephone manner and customer service skills.

Responsibilities

• Organise all necessary maintenance and repairs for a property portfolio.
• Monitor rental payments.
• Liaise with landlords and tenants to organise tenancy renewals and adherence to all contractual obligations.
• Handling all maintenance issues with tenants and landlords, resolve via approved contractors.
• Carry out property visits and inspections.

Property Manager Duties

• Organise all necessary maintenance and repairs for a property portfolio
• Monitor rental payments
• Liaise with landlords and tenants to organise tenancy renewals and adherence to all contractual obligations
• Handling all maintenance issues with tenants and landlords, resolve via approved contractors
• Liaising with contractors ensuring works are satisfactorily completed, invoicing
• Resolving all rent payment issues
• Confirming lease extensions, manage negotiations and agreements
• Carry out property visits and inspections

The Person

• Essential: At least 2 years’ experience in Property Management within an estate agency environment
• Essential: Full driving license and own vehicle
• Student/HMO Property Management experience essential
• Thrive on keeping busy and enjoy working under pressure
• Excellent telephone manner and customer service skills
• Great negotiation skills
• Meticulous attention to detail
