Job summary

The Bristol Residential Letting Co is seeking a Property Manager to join our team and build a long-term career with us. You will manage your own portfolio of residential properties, acting as the main point of contact for landlords and tenants.

This role focuses on tenancy management, maintenance coordination, property inspections, and compliance with safety standards, with a supportive, structured environment and no weekends.

Qualifications

• Around 12+ months experience in lettings or property management.
• Organised, proactive, and confident dealing with clients.
• Strong sense of customer service.
• Pride in doing things properly.

Responsibilities

• Managing tenancies and landlord/tenant relationships
• Handling maintenance issues from start to resolution
• Coordinating contractors
• Carrying out property inspections
• Managing check-outs and deposit negotiations
• Ensuring compliance (Gas Safety, EPC, EICR etc.)

The role

Youll manage your own portfolio of residential properties, acting as the main point of contact for landlords and tenants.

This includes:

• Managing tenancies and tenant/landlord relationships
• Handling maintenance issues from start to resolution
• Coordinating contractors
• Carrying out property inspections
• Managing check-outs and deposit negotiations
• Ensuring compliance (Gas Safety, EPC, EICR etc.)

What were looking for

• Around 12+ months experience in lettings or property management
• Organised, proactive, and confident dealing with clients
• A strong sense of customer service
• Someone who takes pride in doing things properly
• Full UK driving licence

(ARLA/NAEA qualifications are a bonus, not essential.)

Salary & Benefits

• £30,400 basic + £1,000 annual bonus (OTE £31,400)
