Job summary

Carter Jonas is seeking an experienced Property Asset Manager to join our Asset Management team, based from either our Birmingham or Oxford office. Job description

We have an exciting opportunity for an experienced and motivated Property Asset Manager to join Carter Jonas' growing Asset Management team, based from either our Birmingham or Oxford office.

Working across a nationally significant portfolio of infrastructure clients, you will take responsibility for a diverse range of residential assets, working closely with colleagues across our Occupied Property and Capital Works teams. The role will focus on the management of vacant properties, ensuring assets are brought into a safe, compliant and lettable condition, while delivering an exceptional service to clients and maintaining strong stakeholder relationships.

Main Tasks
  • Manage a varied portfolio of residential properties on behalf of infrastructure clients, ensuring a consistently high standard of service delivery.
  • Oversee vacant assets, coordinating works and activities required to bring properties into a safe, compliant and lettable condition.
  • Ensure delivery of services in accordance with client KPIs, SLAs and contractual requirements.
  • Support the acquisition and onboarding of new properties into the portfolio, ensuring a smooth transition and accurate record keeping.
  • Work closely with the Facilities Management team to ensure all statutory compliance and safety requirements are met.
  • Coordinate repair, maintenance and improvement works, liaising with contractors, arranging access and monitoring works through to completion.
  • Undertake regular property inspections, ensuring records and reporting are maintained accurately within internal systems.
  • Build and maintain strong relationships with clients, contractors, occupiers and other key stakeholders.
  • Prepare accurate and timely reports, ensuring clients receive clear updates on portfolio performance and activity.
  • Maintain an up-to-date understanding of relevant legislation, regulation and industry best practice.
  • Carry out site visits to inspect properties, meet contractors and verify completed works.
  • Contribute to the continuous improvement of processes and standards across the Asset Management team.
What will it take to be successful?

We're looking for a proactive property professional who enjoys managing a varied workload, building strong relationships and finding practical solutions to challenges. You will be comfortable working independently while collaborating effectively with colleagues across multiple service lines.

To be successful in this role, you will have:

  • A minimum of three years' experience within property management, residential asset management or lettings.
  • Experience managing residential property portfolios and coordinating maintenance, compliance and contractor activity.
  • Strong organisational skills with the ability to prioritise competing deadlines and manage multiple tasks effectively.
  • Excellent communication and interpersonal skills, with the confidence to engage professionally with clients, contractors and occupiers.
  • The ability to handle sensitive or challenging conversations with empathy, professionalism and sound judgement.
  • A strong attention to detail and commitment to delivering accurate, high-quality work.
  • Excellent problem-solving skills and a proactive approach to identifying and resolving issues.
  • Good working knowledge of Microsoft Office and relevant property management systems.
  • An understanding of current property legislation and industry best practice.
  • A full UK driving licence and willingness to travel for site visits as required.

MRICS, MARLA or equivalent professional qualifications would be advantageous, but are not essential. Previous people management experience would also be beneficial.
