Job summary

Carter Jonas is recruiting an Assistant Property Manager to support a Build to Rent development in Erith, near Bexleyheath. The role is part-time and home-based with two days per week, with the option to increase to three days when required, and regular travel to the Erith development.

You will act as the key on-site contact, conduct inspections, manage access for contractors and contribute to the day-to-day management of 31 residential units. Training will be provided for property-related tasks.

Qualifications

  • Strong IT, communication and numeracy skills are essential.
  • Well organised, proactive and confident communicating with a wide range of stakeholders.
  • Previous experience within property, lettings, block management, facilities or maintenance would be beneficial, but training will be provided.

Responsibilities

  • Support the Senior Property Manager with day-to-day oversight of 31 properties at The Quarry housing development in Erith, near Bexleyheath.
  • Act as the Senior Property Manager’s local, practical presence and carry out tasks under their direction.
  • Hold and manage property keys securely, maintaining accurate records and following all access procedures.
  • Attend properties to provide accompanied access for authorised contractors, confirm their identity and appointment details, and report progress or concerns promptly.
  • Carry out scheduled property inspections using agreed checklists, taking appropriate photographs and reporting maintenance, presentation, safety or compliance issues accurately.
  • Attend on-site appointments and assist with viewings when requested, presenting properties professionally and providing factual information within the scope of the role.
  • Check that properties are secure following visits, appointments or contractor attendance and elevate any urgent concerns immediately.
  • Keep clear, timely records of visits, access arrangements, inspection findings and follow-up actions.

We are excited to be recruiting an Assistant Property Manager to join our team on a part-time basis, supporting the management of a portfolio of 31 residential units on a Build to Rent development in Erith (near Bexleyheath, DA8)

This is an excellent opportunity for a proactive professional who enjoys building strong relationships and delivering exceptional customer service. Acting as the key on-site contact, you will undertake regular property inspections, manage access for contractors, conduct viewings and appointments, and serve as a key holder for the development.

This is a part-time, home-based role, working 2 days per week, with the flexibility to increase to three days per week when required. Regular travel to the development in Erith is required, with occasional travel to Canning Town and Carter Jonas' Marylebone office.

What will it take to be successful?

We are looking for a reliable and personable individual who is comfortable working independently and taking ownership of day-to-day property-related tasks. You will be well organised, proactive and confident communicating with a wide range of stakeholders, including residents and contractors. Previous experience within property, lettings, block management, facilities or maintenance would be beneficial, but not essential as training will be provided. Strong IT, communication and numeracy skills are essential, together with the ability to maintain accurate records and manage tasks independently.
