Job summary

Building Careers UK Ltd is seeking a Project Quantity Surveyor for high-rise Build to Rent projects in Warrington. You will manage commercial performance, prepare valuations, forecasts and CVRs, and oversee subcontract procurement from pre-construction to final accounts.

You will handle cost control, risk and contract compliance while maintaining relationships with clients and site teams to drive project success.

Qualifications

• Experience as a Quantity Surveyor within a main contractor
• Strong residential construction experience
• Experience on high-rise Build to Rent projects is advantageous
• Experience from pre-construction through to final account
• Knowledge of cost control, CVRs, forecasting, valuations and subcontract management
• Understanding of construction contracts
• Excellent commercial awareness and negotiation skills
• Strong communication and stakeholder management abilities
• Good Excel and IT skills
• Relevant Quantity Surveying or construction-related qualification

Responsibilities

Project Quantity Surveyor - High Rise / Build to Rent

Location - Warrington

Salary/Package - £45,000 - £60,000 + Excellent Benefits Package

The Role

As Project Quantity Surveyor, you will take responsibility for the commercial management of projects from pre-construction through to final account, working closely with the project and senior commercial teams.

Key responsibilities will include:

• Managing the commercial performance of assigned projects
• Preparing and managing CVRs, forecasts, cost reports, and cash flow
• Managing subcontract procurement and subcontractor accounts
• Preparing valuations, applications for payment, variations, and final accounts
• Managing commercial risk and identifying opportunities to maximise project performance
• Reviewing contractual requirements and ensuring compliance
• Working closely with Project Managers, Contracts Managers, and site teams
• Maintaining strong client and subcontractor relationships
• Supporting commercial strategy throughout the project lifecycle
• Providing accurate commercial information to senior management

The Ideal Candidate

The successful Project Quantity Surveyor will have:

• Proven experience as a Quantity Surveyor within a main contractor environment
• Strong residential construction experience
• Experience working on high-rise residential or Build to Rent projects would be highly advantageous
• Experience managing projects from pre-construction through to final account
• Strong knowledge of cost control, CVRs, forecasting, valuations, and subcontract management
• Good understanding of construction contracts
• Excellent commercial awareness and negotiation skills
• Strong communication and stakeholder management abilities
• Good Excel and IT skills
• Relevant Quantity Surveying or construction-related qualification
