Job summary

Building Careers UK Ltd is representing a Senior Quantity Surveyor / Project Manager for major residential Design & Build schemes in the North West. The role blends senior commercial management with project leadership on projects ranging from £5m to £100m, delivering strong CVR, procurement and final accounts discipline.

You will oversee budgets, forecasting, cash flow, subcontract procurement and client relationships, driving project performance from pre-construction to final account.

Qualifications

• Strong experience within residential construction.
• Experience delivering Design & Build residential projects.
• Experience on projects valued between £5m and £100m.
• Excellent understanding of contracts and project delivery.
• Experience with CVRs, forecasting, procurement, valuations and final accounts.

Responsibilities

• Take responsibility for the commercial and operational performance of residential projects.
• Manage projects from pre-construction through to completion and final account.
• Manage budgets, forecasts, CVRs, cash flow and cost control.
• Lead subcontract procurement and manage subcontractor accounts.
• Manage valuations, applications for payment, variations and final accounts.
• Monitor project programmes, costs, quality and delivery.
• Collaborate with site teams and senior management to drive performance.
• Manage client, consultant, subcontractor and supplier relationships.
• Identify commercial risks and opportunities throughout the lifecycle.
• Review contracts, drawings and project documentation.
• Provide regular commercial and project performance reports to senior management.
• Support development of junior commercial and project team members.

Our client is an established and growing residential construction contractor specialising in high-quality Design & Build developments. The business delivers major residential schemes and has built a strong reputation for quality project delivery, commercial management, and long-term client relationships.

With an expanding portfolio of projects ranging from £5m to £100m, they are now looking to appoint an experienced Senior Quantity Surveyor / Project Manager to take responsibility for the commercial and operational delivery of major residential schemes.

The Role

As Senior Quantity Surveyor / Project Manager, you will take a senior role in the successful delivery of residential Design & Build projects, combining strong commercial management with project leadership.

Key responsibilities will include:

• Taking responsibility for the commercial and operational performance of residential projects

• Managing projects from pre-construction through to completion and final account

• Managing project budgets, forecasts, CVRs, cash flow, and cost control

• Leading subcontract procurement and managing subcontractor accounts

• Managing valuations, applications for payment, variations, and final accounts

• Monitoring project programmes, costs, quality, and delivery

• Working closely with site teams and senior management to drive project performance

• Managing client, consultant, subcontractor, and supplier relationships

• Identifying commercial risks and opportunities throughout the project lifecycle

• Reviewing contracts, drawings, specifications, and project documentation

• Providing regular commercial and project performance reports to senior management

• Supporting the development of junior commercial and project team members

The Ideal Candidate

The successful Senior QS / Project Manager will have:

• Strong experience within residential construction

• Proven experience delivering Design & Build residential projects

• Experience working on projects valued between £5m and £100m

• Strong Quantity Surveying and commercial management experience

• Previous Project Management experience would be highly advantageous

• Excellent understanding of construction contracts and project delivery

• Strong experience with CVRs, forecasting, procurement, valuations, and final accounts

• Excellent commercial awareness and negotiation skills

• Strong leadership and stakeholder management capabilities

• Ability to manage multiple project priorities effectively

• Relevant Quantity Surveying, Construction Management, or equivalent qualification
