Building Careers UK Ltd is recruiting a Senior Quantity Surveyor / Project Manager for high-value residential Design & Build schemes in the North West. You will drive commercial and operational performance, leading from pre-construction through to final account on projects valued from £5m to £100m.

The ideal candidate brings strong QS and project leadership experience, a solid grasp of CVRs, forecasting, procurement, and contract administration.

Responsibilities

• Take responsibility for commercial and operational performance of residential projects.

• Handle valuations, payments, variations, and final accounts.
• Monitor programmes, costs, quality, and delivery.
• Collaborate with site teams and senior management to improve performance.
• Manage client, consultant, subcontractor, supplier relationships.
• Identify commercial risks and opportunities.
• Review contracts, drawings, specifications, and docs.
• Provide regular reports to senior management.
• Mentor junior team members.

Senior Quantity Surveyor / Project Manager - Residential

Location - North West

Salary/Package - £65,000 - £75,000 + Excellent Benefits Package

About the Company

Our client is an established and growing residential construction contractor specialising in high-quality Design & Build developments. The business delivers major residential schemes and has built a strong reputation for quality project delivery, commercial management, and long-term client relationships.

With an expanding portfolio of projects ranging from £5m to £100m, they are now looking to appoint an experienced Senior Quantity Surveyor / Project Manager to take responsibility for the commercial and operational delivery of major residential schemes.

The Role

As Senior Quantity Surveyor / Project Manager, you will take a senior role in the successful delivery of residential Design & Build projects, combining strong commercial management with project leadership.

Key responsibilities will include:

• Taking responsibility for the commercial and operational performance of residential projects

• Managing projects from pre-construction through to completion and final account

• Managing project budgets, forecasts, CVRs, cash flow, and cost control

• Leading subcontract procurement and managing subcontractor accounts

• Managing valuations, applications for payment, variations, and final accounts

• Monitoring project programmes, costs, quality, and delivery

• Working closely with site teams and senior management to drive project performance

• Managing client, consultant, subcontractor, and supplier relationships

• Identifying commercial risks and opportunities throughout the project lifecycle

• Reviewing contracts, drawings, specifications, and project documentation

• Providing regular commercial and project performance reports to senior management

• Supporting the development of junior commercial and project team members

The Ideal Candidate

The successful Senior QS / Project Manager will have:

• Strong experience within residential construction

• Proven experience delivering Design & Build residential projects

• Experience working on projects valued between £5m and £100m

• Strong Quantity Surveying and commercial management experience

• Previous Project Management experience would be highly advantageous

• Excellent understanding of construction contracts and project delivery

• Strong experience with CVRs, forecasting, procurement, valuations, and final accounts

• Excellent commercial awareness and negotiation skills

• Strong leadership and stakeholder management capabilities

• Ability to manage multiple project priorities effectively

• Relevant Quantity Surveying, Construction Management, or equivalent qualification
