Job summary

North Devon Homes is seeking a proactive Maintenance Team Leader to supervise our Investment Delivery activities on-site in Barnstaple and surrounding areas. You will lead a dedicated team, ensuring repairs and upgrades are delivered safely, efficiently and to a high standard.

You will inspect sites, manage contractors, and drive continuous improvement across maintenance services while upholding health, safety and customer-focused delivery. A relevant trade qualification and SSSTS are required.

Qualifications

• BTEC Level 3 /ONC Building or equivalent trade qualification, or relevant experience (willingness to study if required).
• Site Supervisors Safety Training Scheme (SSSTS).
• Health and safety qualification (IOSHH or NEBOSH).
• Proven experience managing and motivating staff in a customer-focused environment.
• Strong technical knowledge of responsive repairs, procurement, and contract management.
• Excellent communication, organisational, and decision-making skills.
• Good IT skills and ability to adapt to bespoke systems.
• Full clean driving licence and ability to work at height or in confined spaces.

Responsibilities

• Supervise and manage maintenance activities, ensuring delivery within time and cost targets.
• Oversee kitchens, bathrooms and wet room installations.
• Coordinate roofing, window and door installation programmes with external contractors.
• Provide onsite leadership to ensure health, safety and wellbeing of staff, contractors and customers.
• Conduct site inspections and surveys, maintaining high safety and quality standards.
• Drive continuous improvement in maintenance services and support change management.
• Manage internal and external contractors to high standards.
• Mentor and develop team members for growth and resilience.
• Oversee procurement and stock control for value for money.
• Liaise with colleagues, contractors and customers to deliver a customer-centric service.

Salary: up to £39,080 (dependent on experience)

North Devon Homes are looking for a proactive and experienced Maintenance Team Leader to join our Asset Management team. You will provide effective day-to-day supervision of our investment delivery activities, ensuring works are delivered safely, efficiently and to a high standard. This role offers the chance to lead, support and develop a dedicated team while helping us continually improve the way we deliver repairs and maintenance services.

The Role:

You will provide an on-site presence, ensure compliance with Health & Safety legislation, conduct inspections and surveys, and support the Investment Delivery team in achieving service objectives. You will also support the wider asset leadership team helping ensure consistent technical standards and excellent service delivery.

Main Responsibilities:

• Supervise and manage maintenance activities, ensuring efficient and effective delivery within time and cost targets.
• Extensive experience managing and delivering kitchen, bathroom and wet room installations.
• Strong experience and knowledge of roofing, window and door installation programmes, including overseeing, signing off and coordinating works with external contractors.
