The role is full-time with a salary from £32,000 per annum and places you at the heart of multi-site property maintenance.

You will lead a small team, manage repairs and refurbishments, handle complex plumbing tasks, and drive health and safety compliance while coordinating with subcontractors and ensuring on-time

Qualifications

Responsibilities

Maintenance Team Leader | Southampton / Isle of Wight / Bournemouth | Full Time | From £32,000 per annum

Our client is a fast-growing property management company overseeing a diverse portfolio of over 850 residential and commercial properties.

As they continue to expand, they are looking for a hands‑on Maintenance Team Leader with a strong plumbing background to lead their maintenance operations and maintain high standards of service across their sites.

The Role

This is a hands‑on role combining team leadership with practical maintenance expertise. You will manage a multi-skilled maintenance team, oversee refurbishment and repair projects, and personally handle complex plumbing tasks. You will also help improve operational efficiency and ensure health and safety standards are maintained across multiple sites.

Key Responsibilities

• Lead and coordinate a team of maintenance professionals across multiple sites
• Carry out technical and hands‑on property maintenance
• Conduct property inspections and troubleshoot building and plumbing issues
• Oversee refurbishments and remedial works, ensuring timely and quality delivery
• Maintain inventory of tools and materials and ensure stores are organised and inspected
• Use the property management software to manage work orders, track progress, and report with notes and photos
• Manage budgets, approve purchase orders, and ensure cost-effective operations
• Collaborate with subcontractors, including electricians and plumbers, obtain quotes, and negotiate pricing
• Ensure all maintenance staff's Health and Safety certifications are current and that work is carried out safely
• Organise out-of-hours emergency cover and weekend call‑outs on a rota basis
• Support the training and development of team members

Requirements

Essential

• Proven experience in property maintenance, with a minimum of 3 years preferred
• Strong mechanical knowledge and hands‑on skills in plumbing and general building maintenance
• Proficiency with hand and power tools
• Willingness to learn and use property management software
• Excellent organisational, leadership, and problem‑solving skills
• Valid UK driving licence

Desirable

• Plumbing, welding, or carpentry experience
• CSCS certification
• City & Guilds certification
• Health & Safety certifications
• Willingness to obtain relevant certifications
