Job Description:

As a Maintenance Operative, you will provide a proactive and responsive repair and maintenance service, ensuring faults and requests are dealt with promptly.
Duties and Responsibilities:
- Perform repair and maintenance tasks, including plumbing, joinery, electrical work, painting, and decorating.
- Complete reactive maintenance jobs efficiently and to a high standard.
- Maintain high levels of cleanliness and quality in resident areas.
- Respond to health and safety matters promptly.
- Keep maintenance and safety records updated.
- Conduct PPM checks (e.g., emergency lighting, fire alarms).
- Assist with daily health and safety inspections and risk assessments.
- Escalate safety or security issues to the Line Manager.
- Carry out redecoration and repairs in apartments and communal areas.
- Identify potential areas for future work and communicate accordingly.
- Complete all required paperwork following company policies.
- Escort contractors on site when necessary.
- Conduct building audits for health, safety, and compliance.
- Assist with inspections and maintenance tasks related to tenancy end procedures.
- Prepare apartments for new occupants.
- Support CapEx improvement works and schedules.
- Respond to emergencies and urgent issues as part of a call-out rota.
- Meet KPIs set by the line manager.
- Coordinate with management for amenity space preparations for events.
Attributes & Skills:
- Experience in domestic electrical, plumbing, or general maintenance is advantageous.
- Relevant qualifications in plumbing, joinery, or electrical systems are preferred.
- Strong understanding of health and safety legislation.
- Building mobilization experience is a plus.
- Organized, problem-solver, able to work under pressure.
- Ability to meet deadlines with quality output.
- Team player, proactive, and communicative.
- Attention to detail and ownership of tasks.
- Professional, confident, and outgoing presentation.
- Excellent verbal and written English skills.
Hours of Work:
- 40 hours per week, Monday to Friday, with one Saturday in five on a rota basis.
