As a Maintenance Operative, your role is to provide proactive and responsive repair and maintenance services, ensuring faults and requests are addressed promptly to enhance resident satisfaction.
Responsibilities:
- Perform high-quality repairs and maintenance, including plumbing, joinery, electrical work, painting, and decorating, supervising subcontractors as needed.
- Complete reactive maintenance jobs efficiently and to high standards.
- Maintain high levels of cleanliness and upkeep within the residence.
- Respond to health and safety issues promptly and accurately record all related activities.
- Conduct PPM checks, safety inspections, and assist with risk assessments.
- Report health, safety, and security concerns to management.
- Redecorate and repair apartments and communal areas as required.
- Identify potential future works and communicate them accordingly.
- Complete all documentation and support building audits and inspections.
- Assist with apartment preparations, end-of-tenancy inspections, and CapEx projects.
- Respond to emergencies and urgent issues as part of a call-out rota.
- Coordinate with management to prepare amenity spaces for events.
Skills & Attributes:
- Experience in domestic electrical, plumbing, or general maintenance is advantageous.
- Relevant qualifications in plumbing, joinery, or electrical systems are preferred.
- Understanding of health and safety legislation.
- Organized, problem-solver, able to work under pressure and meet deadlines.
- Team player with good communication skills, professional presentation, and adaptability.
- Fluent in English, culturally aware, with excellent verbal and written communication skills.
Working Hours:
- 40 hours per week, Monday to Friday, with one Saturday in five on a rota basis.
