Job summary

Carrington West is recruiting an experienced Lettings Officer to support a service managing lettings across garages, parking schemes and other non-residential properties. You will focus on reducing void periods, managing waiting lists, maximising rental income and ensuring allocations adhere to policies.

You will inspect properties, liaise with repairs teams, coordinate repairs, manage licences and explain charges to applicants and licensees. A proactive, customer-focused approach is essential.

Qualifications

• Previous lettings experience in housing or property management.

Responsibilities

• Manage the letting and allocation of garages, parking spaces, barrow stores and other non-residential properties.
• Maintain and manage waiting lists, assess applications and allocate properties in accordance with lettings policies and procedures.
• Minimise void periods through proactive lettings, pre-allocation arrangements and effective coordination of repairs.
• Carry out property inspections to identify repairs, disrepair, antisocial behaviour and other issues affecting lettings.
• Liaise with repairs teams, contractors and other internal services to ensure properties are maintained and available for letting.
• Manage new licence agreements, sign-ups, documentation checks and initial payments, ensuring accurate charges are applied.
• Investigate breaches of licence agreements, undertake compliance inspections and support enforcement or legal action where required.
• Provide advice to applicants and existing licensees regarding licence conditions, service charges, payments and arrears.
• Promote available garages and parking schemes to maximise occupancy and reduce rental income losses.
