Job summary

Niyaa People Ltd in Birmingham is seeking an experienced Leasehold & Commercial Housing Manager to lead leasehold, shared ownership, freehold and commercial housing services. The role involves overseeing portfolios, guiding two team leaders, and driving service improvements in a busy housing association environment.

This is a full-time, permanent role with hybrid working (minimum 2 days in the Birmingham office) and a salary of £65,038.

Qualifications

• Experience in leasehold, homeownership or property management.
• Knowledge of shared ownership, leasehold and freehold portfolios.
• Understanding of residential and commercial leases, service charges and Section 20 consultations.
• Experience leading teams and driving service improvements.
• Willingness to work towards CIH/IRPM/RICS qualification.

Responsibilities

• Oversee management of shared ownership, leasehold and freehold portfolios.
• Lead two team leaders and their teams to ensure consistent service delivery.
• Handle complex lease queries including alterations, assignments, subletting and breaches.
• Oversee Section 20 consultations, tribunal activity and legal instructions.
• Ensure compliance with lease terms, legislation and policies.
• Manage service charges, commercial premises and income collection.
• Lead Right to Buy and Right to Acquire services.
• Review processes to improve customer service and operational performance.

Leasehold & Commercial Housing Manager

Salary: £65,038 | Permanent | Birmingham / Hybrid

We're working with a well-established housing association that provides homes and services to communities across the West Midlands. They're looking for an experienced Leasehold & Commercial Housing Manager to lead their leasehold, shared ownership, freehold and commercial housing services.

This is a great opportunity for someone who enjoys leading teams, improving services and taking ownership of complex leasehold matters, with real scope to influence how the service develops. It's a full-time, permanent role, working 37 hours per week, Monday to Friday, with hybrid working and a minimum of 2 days a week in the Birmingham office.

• Leading two team leaders and their respective teams, ensuring consistent service delivery.
• Managing complex lease queries, including alterations, assignments, subletting and lease breaches.
• Overseeing Section 20 consultations, tribunal activity and legal instructions.
• Ensuring compliance with lease terms, legislation and organisational policies.
• Managing service charges, commercial premises and income collection.
• Leading Right to Buy and Right to Acquire services.
• Reviewing existing processes and identifying opportunities to improve customer service and operational performance.

We're looking for candidates with the following experience:

• Previous management experience within leasehold, homeownership or property management.
• Strong knowledge of shared ownership, leasehold and freehold portfolios.
• Understanding of residential and commercial leases, service charges and Section 20 consultations.
• Experience managing complex lease queries, lease variations, staircasing and enforcement.
• Experience leading teams and driving service improvements.
• A relevant housing or property qualification, such as CIH, IRPM or RICS, or willingness to work towards one.
