Join a leading construction firm specializing in luxury residential projects, including new builds, refurbishments, and conversions in Wiltshire, London, and the South Western Home Counties. As an Intermediate Quantity Surveyor, you will manage the commercial aspects of high-end construction projects, ensuring cost control and quality delivery. Reporting to a Senior Quantity Surveyor or Commercial Manager, you will handle projects valued from £50,000 to £10 million, focusing on luxury residential developments, including listed buildings and country estates.

Responsibilities:

• Prepare cost estimates, budgets, and feasibility studies for projects.
• Manage subcontractor procurement, including tender processes, contract negotiations, and payment valuations.
• Produce monthly valuations, cash flow forecasts, and cost value reconciliation (CVR) reports.
• Monitor and control project costs, identifying risks and ensuring value for money.
• Review technical drawings for variations, valuations, and material take-offs.
• Ensure compliance with JCT contracts (e.g., JCT Design and Build or Standard Building Contract) and company policies.
• Liaise with clients, consultants, subcontractors, and internal teams to maintain effective working relationships.
• Conduct site visits to assess progress, verify measurements, and resolve commercial issues.
• Assist in preparing final accounts and negotiating agreements with subcontractors and clients.
• Maintain accurate records, including filing, emails, and commercial documentation.

Skills & Qualifications:

• Degree / Timeserved or HND in Quantity Surveying or a related field
• 3-10 years of experience in quantity surveying, preferably in residential or high-end construction projects.
• Intermediate to advanced proficiency in MS Office (Excel, Word).
• Familiarity with JCT contracts and industry-standard software.
• Ability to review technical drawings for valuations and variations.
• Strong analytical and numerical skills for accurate cost management.
• Excellent communication and interpersonal skills for stakeholder engagement.
• Self-motivated with a high level of professionalism and attention to detail.
• Ability to work under pressure, prioritize tasks, and manage multiple projects.
• Valid UK driving license and access to a vehicle for site visits.
