Job summary

Residential Management Group (RMG) is seeking an experienced Property Manager to oversee block and estate portfolios across Lancashire and Greater Manchester. You will apply your knowledge of leases, service charges budgeting, and Building Safety Act governance to manage Higher Risk Buildings and complex sites.

You will work on site and from home, visiting developments regularly, coordinating with contractors, residents and developers to ensure compliance and high standards of service.

Qualifications

• Experience in block/estate management and understanding of leases and service charges.
• Knowledge of Building Safety Act and governance around property management.
• Ability to manage Higher Risk Buildings and complex developments.

Responsibilities

• Carry out and monitor services with contractors per service level agreement and lease terms.
• Construct and monitor budgets for Landlord sign-off to fund works.
• Lead meetings with RMC Directors, Residents' Associations and Developers; ensure compliance with SLAs and statutory requirements.
• Ensure compliance with Health & Safety and M&E requirements and maintain audit trails of site visits and meetings.
• Oversee major works notices (Section 20) and ensure a major works programme is in place.
