Job summary

Drive Recruiting Limited is seeking an experienced Property Manager to oversee a mixed-tenure portfolio across Build to Rent and residential lettings. The role involves managing resident enquiries, tenancy lifecycles and contractor performance while ensuring safety compliance and budget adherence.

You'll engage with residents and clients, coordinate repairs, inspections and reporting, and travel between sites as required.

Qualifications

Responsibilities

• Manage building and estate services including repairs, cleaning and contractor performance.
• Carry out regular site and estate inspections to meet standards.
• Monitor defects and coordinate end-of-defect inspections.

• Manage service charge budgets and annual reconciliations.
• Prepare monthly client reports and monitor KPIs.

Property Manager - Build to Rent / Residential

Up to £34,000 basic + travel paid

Hailsham, Bexhill-on-Sea, Kent & outskirts of London

Remote-based role with regular site visits

I'm working with an established housing and property management organisation looking for an experienced Property Manager to manage a mixed-tenure portfolio of social and market rent homes.

This is a highly customer-facing role, ideal for someone with experience in Build to Rent, residential lettings or block and leasehold management who enjoys taking ownership of a portfolio, building relationships with residents and ensuring properties and communal areas are maintained to a high standard.

You'll be responsible for delivering a complete housing management service, balancing resident satisfaction, property compliance and operational performance.

The Role

• Manage a mixed portfolio of social and market rent properties, delivering a high-quality housing management service.
• Act as the main point of contact for residents, handling enquiries, correspondence, defects and day-to-day issues.
• Oversee the full tenancy lifecycle, including move-ins, move-outs, viewings, deposit negotiations and void management.
• Manage building and estate services, including repairs, cleaning, gardening, planned maintenance and contractor performance.
• Carry out regular site and estate inspections, ensuring properties and communal areas meet the required standards.
• Monitor defects and coordinate end-of-defect inspections, ensuring outstanding issues are resolved promptly.
• Ensure compliance with health and safety requirements and statutory landlord obligations.
• Manage service charge budgets and annual reconciliations.
• Prepare monthly client reports and monitor performance against agreed KPIs.
• Support the mobilisation and onboarding of new properties, coordinating repairs and maintenance through relevant systems.
• Build positive relationships with residents, clients, contractors and other stakeholders.
• Support resident engagement initiatives and community activities.

About You

• Experience managing properties within Build to Rent, residential lettings or block/leasehold management.
• Strong understanding of day-to-day property operations, tenancy management and resident services.
• Excellent communication and relationship-building skills.
• A proactive, approachable and customer-focused attitude.
• Strong organisational skills and the ability to manage competing priorities.
• Confidence coordinating contractors, repairs, inspections and compliance matters.
• Commercial awareness, including an understanding of service charges and client reporting.
• Flexibility to travel between sites and work varied on-site hours when required.
• A full UK driving licence and access to your own vehicle are essential.

An ARLA Level 3 and/or MIRPM qualification would be advantageous, although a willingness to work towards a relevant qualification will also be considered.
