Job Description

Job Title: GMO (General Maintenance Operative)

Purpose of Job

This is a NON-TECHNICAL role supporting the shift and daywork teams. Responsibilities include managing the reactive help desk, monitoring incoming work, escorting subcontractors, performing minor PPM works, and assisting with daily tasks.

Key Responsibilities

• Carry out routine fabric maintenance to meet and exceed expectations and SLAs.
• Complete all reactive tasks logged to meet expectations and SLAs.
• Perform client-requested moves and changes.
• Undertake painting, decorating, and DIY tasks to maintain an attractive environment.
• Manage stock loading/unloading and store equipment safely.
• Replace bulbs and tubes, clean lighting diffusers following safety protocols.
• Assist the engineering team to meet service levels and customer expectations.
• Complete paperwork for PPM, reactive, and breakdown works promptly.
• Support Water Treatment Engineer with logbook compilation.
• Prepare Method Statements and Risk Assessments for tasks, ensuring safety.
• Verify all RAMS before use.
• Maintain maintenance records.
• Work alone when required, following safety training and measures.
• Develop good relationships with subcontractors and client staff.
• Provide a safe, professional, and customer-focused working environment.
• Maintain fabric and engineering skills through personal development.
• Keep storage areas tidy and safe.
• Assist with routine plant checks and ensure equipment areas are clean.
• Escort visiting subcontractors and review RAMS.
• Ensure plant rooms are secure and clean.
• Complete tasks with H&S awareness.
• Support operation of Permit to Work systems.
• Perform other tasks as directed by management.
• Ensure site activities are recorded and non-compliance addressed.

Accountabilities

• Report to Shift Leader/Contract Manager.
• No direct reports or budget responsibility.

Person Specification

Education: Basic education with good English and Math skills.

Training: Fabric, Building Maintenance, and H&S training.

Experience: Knowledge of safety in maintenance, experience on client sites. Mechanical/Electrical skills and Trend BMS knowledge are desirable.

Aptitudes: Good communication, IT skills, professional customer service, calm under pressure, physically fit, team player, politically astute.

Circumstances: Flexible to provide cover, willing to work varied patterns.
