Job summary

BGIS is seeking a General Maintenance Operative responsible for providing non-technical support to the shift team. Duties include reactive maintenance tasks, assisting with minor PPM works, and ensuring a safe and efficient working environment. Qualifications

  • Mechanical and electrical maintenance skills and knowledge of Trend BMS desired.

JOB DESCRIPTION

Job Title: GMO (General Maintenance Operative)

Purpose of Job

This role is a NON-TECHNICAL position providing support to the shift team and daywork team. Primarily responsible for the daily reactive helpdesk, monitoring incoming works, and seeing them through to completion and close-off. Duties include escorting subcontractors, minor PPM works, and assisting the shift with their daily tasks.

Key Responsibilities

  1. Ensure that routine fabric maintenance is carried out to meet and exceed expectations and agreed service level agreements.
  2. Ensure that all reactive tasks logged are completed to meet and exceed expectations and service agreements.
  3. Carry out all moves and changes required by the client.
  4. Undertake painting, decorating, and a full range of DIY tasks to maintain service levels and an attractive environment.
  5. Manage loading and unloading of stock, and ensure appropriate and safe storage of relevant equipment, spares, and deliveries.
  6. Replace bulbs and tubes effectively, and clean lighting diffusers in line with electrical safety rules and LOTO process.
  7. Assist the BGIS engineering team to ensure all planned and reactive engineering activities meet or exceed service levels and customer expectations.
  8. Complete all relevant paperwork for PPM, reactive, and breakdown works, and pass it promptly to the contract administrator.
  9. Assist the Water Treatment Engineer in compiling the Water Management System logbooks, as directed by site management.
  10. Prepare Method Statements and Risk Assessments for supervisor/sign-off, and use them for all tasks to ensure safe working practices.

All RAMS are to be verified and checked by engineers, supervisors, and contract staff prior to use.

  1. Maintain comprehensive maintenance records where applicable.
  2. Undertake lone working when required, after passing training and implementing safety measures.
  3. Develop good working relationships with all BGIS subcontractors and client staff.
  4. Provide a safe and healthy working environment, including wearing uniform and PPE at all times, and comply with all policies and procedures.
  5. Present a professional image of BGIS and the client, and deliver excellent customer service.
  6. Maintain fabric and engineering skills through personal development and lifelong learning.
  7. Keep BGIS and client storage areas safe and tidy.
  8. Assist with routine daily and weekly plant checks as detailed in site logbooks.
  9. Keep equipment storage areas clean and tidy daily.
  10. Escort visiting subcontractors to ensure safe execution of tasks, and review RAMS with engineering teams and management.
  11. Ensure plant rooms under BGIS responsibility are locked, clean, and tidy.
  12. Complete tasks with appropriate H&S awareness and implementation.
  13. Assist in operating a Permit to Work System in accordance with BGIS and client procedures.

Please note: GMO with less than 4 years’ experience in the M&E industry are prohibited from writing access and permits to work where RAMS are signed off by supervisors. They may attend PTW training for knowledge only. No GMO will have authority to write electrical permits.

  1. Perform any other tasks as directed by the account management team.
  2. Ensure engineering team produces near miss reports, risk assessments, and site activity records, and challenge non-compliance.

Accountabilities

  • Accountable to Shift Leader/Contract Manager and the accounts management team.
  • No direct reporting staff.
  • No direct budget responsibility.

Person Specification

Education: Good basic education, with good written and spoken English and basic mathematics skills.

Training: Formal fabric maintenance, building maintenance, and health & safety training.

Experience (Essential): Understanding and experience of health and safety obligations in maintenance activities, and experience working on a client resident site.

(Desirable): Mechanical and electrical maintenance skills, and knowledge of Trend BMS.

Aptitudes: Good verbal and written communication skills, IT skills for reporting.

Character: Committed to delivering excellent customer service, calm under pressure, able to make sound decisions, physically fit to carry tools/components up to 20kg, able to work at heights, a team player, politically astute, energetic, self-starter, confident, and stable.

Circumstances: Willing to provide holiday and sickness cover at short notice, flexible working patterns.
