Job Description
Job Title: GMO (General Maintenance Operative)
Purpose of Job
This is a NON-TECHNICAL role providing support to the shift team and daywork team. Responsibilities include managing the reactive help desk, monitoring incoming works, escorting sub-contractors, completing minor PPM works, and assisting with daily tasks.
Key Responsibilities
- Carry out routine fabric maintenance to meet and exceed expectations and SLAs.
- Complete all reactive tasks logged, ensuring quality and timeliness.
- Perform moves and changes as required by the client.
- Undertake painting, decorating, and DIY tasks to maintain an attractive environment.
- Manage stock loading/unloading and ensure safe storage of equipment and spares.
- Replace bulbs and tubes, clean lighting diffusers following safety protocols.
- Assist the engineering team in meeting service levels and customer expectations.
- Complete relevant paperwork promptly for PPM, reactive, and breakdown works.
- Support Water Treatment Engineer with water management logbooks.
- Prepare Method Statements and Risk Assessments for tasks, ensuring safety.
- Verify and check RAMS with engineers and supervisors prior to use.
- Maintain comprehensive maintenance records where applicable.
- Undertake lone working when required, following safety training and measures.
- Develop good relationships with subcontractors and client staff.
- Ensure a safe, healthy working environment, wearing PPE and adhering to policies.
- Present a professional image and deliver excellent customer service.
- Maintain fabric and engineering skills through personal development.
- Keep storage areas tidy and safe.
- Assist with routine plant checks and ensure equipment areas are clean.
- Escort visiting subcontractors and review RAMS accordingly.
- Ensure plant rooms are secure and tidy.
- Complete tasks with appropriate H&S awareness and implementation.
- Support the operation of Permit to Work systems as per procedures.
- Perform any other tasks as directed by management.
- Ensure site activities are recorded and non-compliance addressed.
Accountabilities
- Report to Shift Leader/Contract Manager.
- No direct reports or budget responsibility.
Person Specification
Education: Basic education with good English and Math skills.
Training: Fabric maintenance, building maintenance, health & safety.
Experience: Knowledge of safety in maintenance, experience on client sites. Desirable: Mechanical/Electrical skills, Trend BMS knowledge.
Aptitudes: Good communication, IT skills, team player, professional demeanor, physically fit, able to work at heights, adaptable, and flexible.
