Job Title: GMO (General Maintenance Operative)

Purpose of Job

This role is a NON-TECHNICAL position providing support to the shift team and daywork team. Responsibilities include managing the daily reactive helpdesk, monitoring incoming work, and ensuring completion and close-off. Duties also involve escorting sub-contractors, minor PPM works, and assisting the shift with their daily tasks.

Key Responsibilities

  1. Ensure routine fabric maintenance is carried out to meet and exceed expectations and service level agreements.
  2. Ensure all reactive tasks logged are completed to meet and exceed expectations and service level agreements.
  3. Carry out all moves and changes required by the client.
  4. Undertake painting, decorating, and a range of DIY tasks to meet service levels and maintain an attractive environment.
  5. Replace bulbs and tubes effectively, and clean lighting diffusers following electrical safety rules and LOTO procedures.
  6. Assist the BGIS engineering team to meet or exceed service levels and customer expectations.
  7. Complete relevant paperwork for PPM, reactive, and breakdown works promptly and pass it to the contract administrator.
  8. Assist the Water Treatment Engineer in compiling Water Management System logbooks as directed.
  9. Prepare Method Statements and Risk Assessments for supervisor/contract management sign-off and ensure safe working practices.

Additional Requirements

  • Verify and check all RAMS before use.
  • Maintain comprehensive maintenance records where applicable.
  • Undertake lone working when required, following training and safety measures.
  • Develop good working relationships with BGIS subcontractors and client staff.
  • Ensure a safe and healthy working environment, including wearing uniform and PPE at all times.
  • Ensure professional image and excellent customer service are delivered and promoted.
  • Maintain fabric and engineering skills through personal development.
  • Keep storage areas clean and tidy.
  • Assist with routine plant checks and ensure equipment areas are maintained.
  • Escort subcontractors to ensure safe task execution and review RAMS.
  • Ensure plant rooms are locked and tidy.
  • Complete tasks with H&S awareness and implementation.
  • Assist with Permit to Work system in accordance with BGIS procedures.

Note

A GMO with less than 4 years’ experience in M&E industry cannot write access & permits to work where RAMS are signed off by a supervisor/contract manager. They may attend PTW training for knowledge only. No authority to write electrical permits.

  • Perform other tasks as directed by account management.
  • Ensure onsite engineering reports, risk assessments, and site activity records are produced and non-compliance is challenged and escalated.

Accountabilities

  • Accountable to Shift Leader/Contract Manager and the accounts management team.
  • No direct reports or budget responsibility.

Person Specification

Education: Basic education with good written and spoken English and basic Math skills.

Training: Formal fabric maintenance, building maintenance, and health & safety training.

Experience: Essential - understanding of health and safety in maintenance activities; Desirable - mechanical and electrical skills, understanding of Trend BMS.

Aptitudes: Good communication skills, IT skills for reporting.

Character: Committed to excellent customer service, able to work under pressure, make sound decisions, physically fit, able to work at heights, team player, politically astute, energetic, confident, and stable.

Circumstances: Willing to provide holiday and sickness cover at short notice, flexible working patterns.
