Job summary

Velocity Recruitment seeks a Fabric Engineer for a Grimsby contract to maintain an occupied site and ensure smooth daily operations. You will manage on-site tasks, liaise with contractors, and uphold high standards of service.

You will perform minor repairs across fabric, electrical and plumbing, carry out site inspections, and escalate issues to the Regional Manager. A proactive attitude and strong safety awareness are essential.

Qualifications

  • Experience in building maintenance and facilities management.
  • Multiskilled across trades with fault finding abilities.
  • Strong health and safety awareness and practices.
  • Legionella knowledge or training is advantageous.

Responsibilities

  • Manage on-site post and maintain records for staff and contractors.
  • Provide inductions for contractors and visitors on site.
  • Liaise with team and contractors to complete reactive jobs.
  • Conduct site inspections and escalate faults to management.
  • Deliver high levels of customer service on site.
  • Escalate concerns about building/services to the UKPN team.
  • Carry out minor fabric repairs (door handles, toilet seats, furniture).
  • Perform minor electrical tasks (fuses, power checks, lamps).
  • Carry out minor plumbing tasks (isolate water, unblock fixtures).
  • Adjust HVAC systems and assist with fire alarm tests.
  • Complete CAFM system tasks during working hours.

Fabric Engineer

Job Purpose

My client is a global leading provider in facilities management and they are looking for a Fabric Engineer to join the team and assist with the building maintneance for one of their established contracts located in Grimsby. The Fabric Engineer will provide great customer service and will be instrumental in ensuring that the day-to-day operations of the larger occupied site run smoothly. They will liaise with employees / contractors and will take ownership and pride of their site.

Role Summary
  • Manage all aspects of internal / external post on site.
  • The staff member will provide and record inductions for contractors and visitors on behalf of the client.
  • The operative will actively liaise with the wider team and contractors to ensure that reactive jobs are completed. They will often be the first point of contact for issue resolution.
  • The operative will undertake site inspections and will raise issues concerns with the Regional Manager. They will be proactive in ensuring that any faults are chased.
  • The operative will represent the Facilities Management function on site and will be responsible for delivering a high level of customer service.
  • The operative will ensure that any concerns directed to them by staff regarding the building or services are escalated to the UKPN team.
  • Minor fabric repairs - including but not limited to:
    • Tightening loose door handles/catches.
    • Tightening / replacing toilet seats.
    • Tightening furniture fixings.
    • Fitting / adjusting monitor arms.
  • Minor electrical tasks - including but not limited to:
    • Replacing desktop fuses
    • Checking power supplies from sockets to desks
    • Checking distribution board breakers
    • Replacing lamps
  • Minor plumbing tasks - including but not limited to:
    • Isolating water supplies
    • Unblocking toilets, sinks, urinals
    • Tightening waste fittings
    • Descale drinks boilers
  • HVAC Adjustments
  • Assisting with Fire Alarm tests
  • The operative will undertake any reasonable tasks requested within normal working hours, logged onto the CAFM system.
Person Specification
  • Solid understanding in Property/Building maintenance
  • Previous experience in a similar role
  • Multiskilled - knowledge in all trades
  • Sound understanding in health and safety
  • Legionella experience
