Eden Brown has been appointed by one of London's leading workplace design and build fit-out specialists to find an Estimating Quantity Surveyor to join a Design and Build fit-out contractor with the long-term objective of transitioning to a Preconstruction Manager. The role involves managing the Preconstruction process for multiple commercial office fit-out projects to a high standard.

Role overview

This role requires an Estimator / Quantity Surveyor with experience on commercial fit-out projects who is looking to join a D&B company and is interested in managing the Preconstruction of multiple commercial office fit-out projects efficiently and to a high standard.

Integral part of the BU team, targeting project wins, providing PreConstruction services including costing, contractual support, programming, Health and Safety, sustainability, and design management. The candidate should be able to manage multiple projects and priorities effectively and be the primary point of contact for client Pre-Construction queries.

Key Responsibilities (Training and development available for strong surveyors/estimators):

• Costing / Estimating
• Developing comprehensive, accurate, and competitive Cost Sum Analyses (CSA) for project submissions.
• Tendering packages to multiple suppliers to ensure competitive rates.
• Analyzing tender returns to prevent scope gaps and ensure compliance.
• Coordinating site visits with Supply Chain for surveys and site understanding.
• Sourcing as-built information and issuing it to relevant teams.
• Collaborating with stakeholders to prepare accurate programs and align costs with design development.
• Preparing Value Engineering (VE) proposals that preserve quality and functionality.
• Acting as the primary contact for client Pre-Construction queries, preparing reports and documentation.

Building Contracts and Legal

Understanding and reviewing JCT D&B Contracts, ERs, CPs, CSA, Schedule of Amendments, and liaising with legal advisors. Managing performance bonds, parent company guarantees, insurances, and risk highlighting. Preparing and negotiating Preconstruction Service Agreements or LOIs.

Design and Design Management

Managing design processes to ensure timely production, statutory compliance, and quality. Updating designs, flagging errors, and ensuring buildability.

Building Services (MEP&S) Design

Managing MEP&S design production and coordination, evaluating technical aspects, and ensuring coordination with other trades and stakeholders.

Supply Chain Management

Managing supply chain for CSA, focusing on subcontractors with design responsibility, and assessing performance.

Building Control

Liaising with authorities to ensure compliance with building regulations, fire strategies, and occupancy requirements.

Landlord, Statutory Authorities, and Third Parties

Managing requirements and negotiations with landlords, authorities, and third-party stakeholders.

Programme, Risk, and Procurement

Preparing preconstruction and construction programs, procurement schedules, and managing risks.

Health & Safety

Understanding construction health and safety, preparing documentation, and managing client CDM responsibilities.

Presentation Skills

Contributing to pitch documents, participating in pitch teams, and communicating project costs clearly.
