This role provides the perfect platform to leave a lasting impact by helping establish the top student living space in the region. They are looking for a suitable individual with a background in maintenance; further training, growth opportunities, and ongoing assistance will be available.

The ideal candidate will contribute to an exceptional resident experience alongside the Community team and Estates Management team through high standards of repairs, maintenance tasks, planned and unplanned works, and statutory compliance of the building fabric and mechanical and electrical systems. They will inspect, diagnose faults, and undertake minor repairs and decoration to the building(s), grounds, and equipment.

Key Responsibilities

  1. Work as part of the Community team to ensure all residents enjoy a high level of cleanliness throughout their community.
  2. Communicate effectively with residents, clients, contractors, and colleagues; demonstrating a clear understanding of maintenance issues and responding accordingly.
  3. Monitor and maintain the electronic maintenance reporting system, Onesite, ensuring tasks are completed to a high standard and within suitable time scales, and correspond with tenants when required.
  4. Promote customer satisfaction by providing regular updates to residents via OneSite regarding ongoing or delayed maintenance issues.
  5. Administer all property maintenance and records.
  6. Maintain a focus on delivering services within budgetary and resource parameters.
  7. Maintain adequate levels of spares, stock, and supplies, ensuring effective forward planning.
  8. Diagnose and undertake repair and maintenance tasks, including plumbing, joinery, carpentry, painting/decorating, and lighting; or organize and oversee repairs if referred to contractors.
  9. Understand and respond to health and safety matters in an appropriate and timely manner.
  10. Report incidents or accidents to the Community Manager using the correct system and documentation.
  11. Move furniture and heavy items around the site as required.
  12. Ensure all communal areas, including refuse and recycling facilities, are frequently inspected and maintained to high standards of repair and cleanliness.
  13. Coordinate and accompany external contractors/suppliers executing minor works on site.
  14. Liaise with relevant team members within Estates Management or Operations teams for transparency and clear communication during works.
  15. Monitor sub-contractor performance to standards and retain accurate records of site operations, including RAMS and Permits to Work.
  16. Highlight and assist with community works management.
  17. Assist the Community Manager in key management to ensure high security levels at all times.
  18. Ensure annual checks for statutory insurance and qualifications are carried out.
  19. Manage and maintain all statutory testing records, utilizing other team members when appropriate.
  20. Carry out annual PAT testing, inspections of emergency lighting, weekly fire alarm tests, and fire evacuations.
  21. Ensure gardens and grounds are well maintained, clean, tidy, and hazard-free, supervising external contractors as required.

Knowledge & Qualifications

  • A reasonable level of general education, educated to GCSE level or equivalent, with demonstrable written and numerical skills.
  • Awareness of H&S requirements on site.
  • Continual pursuit of knowledge, skills, and abilities to produce the best results.
  • A recognized trade qualification, such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to repairs and maintenance in residential buildings (e.g., plumbing or electrical) is essential.

Experience & Skills

  • Experience in undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction in trades such as plumbing, electrical, or carpentry.
  • Experience installing and maintaining hot and cold water systems, sanitary appliances, and soil and waste drainage.
  • Experience with electrical systems, fire alarms, emergency lighting, and security systems.
  • Fluent English verbal and written communication skills.
  • A helpful, friendly personality with effective communication skills, behaving professionally, courteously, and helpfully towards colleagues and residents.
  • Good team player with strong relationship-building and influencing skills.
  • Positive approach with the ability to work independently.
  • Ability to determine cost-effective solutions to repairs.
  • Excellent organizational skills with the ability to multitask and prioritize.
  • Flexible and adaptable to thrive in a changing environment.
