Job summary

Venn Group is seeking a Special Projects Contract Manager for Social Housing & Building Safety in London. This contract-management-led role focuses on procuring and managing contracts within a social housing environment, handling safety-critical works across a large residential portfolio.

You will lead surveys, FRA, and fire safety assessments, monitor performance against KPIs, manage budgets, and support funding applications under CSS and Building Safety Fund. Hybrid London role with ASAP start.

Qualifications

• Significant experience in contract management within construction, housing, or building safety.
• Strong understanding of external wall systems and fire safety regulations.
• Proven experience managing complex, high-risk projects at scale.
• Knowledge of remediation funding schemes (e.g. Cladding Safety Scheme, Building Safety Fund).

Responsibilities

• Manage safety-critical contracts delivering investigative and enabling works across a large residential portfolio.
• Lead surveys, inspections and investigations including FRAEW, spandrel panel investigations, render and façade assessments.
• Monitor contractor performance against KPIs, specifications, quality standards and programme milestones.
• Ensure contracts are delivered in accordance with relevant legislation, guidance and internal governance requirements, including PAS 9980.
• Identify and manage contractual risks, performance issues and escalation needs.
• Develop procurement Gateway 1 and Gateway 2 reports, specifications and detailed scopes of work.
• Manage tendering, evaluation, contract award and mobilisation.
• Lead contractor performance management against quality, cost and programme requirements.
• Manage budgets associated with investigative, exploratory and enabling works.
• Lead and support applications to building safety funding schemes (CSS and Building Safety Fund).

Special Projects Contract Manager - Social Housing & Building Safety

This is a contract management-led role, rather than a purely procurement position. We are looking for a strong Contracts Manager with demonstrable experience of procuring and managing contracts within a social housing environment.

Key Responsibilities

Contract & Project Management

• Manage and oversee safety-critical contracts delivering investigative and enabling works across a large residential portfolio
• Lead the delivery of surveys, inspections and investigations, including:
  • Full Fire Risk Appraisals of External Walls (FRAEW)
  • Spandrel panel investigations
  • Render and façade assessments
  • Fire Risk Assessments (FRA)
  • Monitor contractor performance against KPIs, specifications, quality standards and programme milestones
  • Ensure contracts are delivered in accordance with relevant legislation, guidance and internal governance requirements, including PAS 9980
  • Identify and manage contractual risks, performance issues and areas requiring escalation
  • Develop procurement Gateway 1 and Gateway 2 reports, specifications and detailed scopes of work
  • Manage tendering, evaluation, contract award and mobilisation
  • Lead contractor performance management, ensuring delivery against agreed quality, cost and programme requirements
  • Manage budgets associated with investigative, exploratory and enabling works
  • Lead and support applications to relevant building safety and remediation funding schemes, including the Cladding Safety Scheme (CSS) and Building Safety Fund

About you:
