Job summary

Niyaa People Ltd is recruiting a Contracts Manager for a respected social housing group in Suffolk, overseeing planned refurbishment programmes across the housing stock. You will manage multiple workstreams with project values up to £3m, ensuring works are delivered safely, on programme, within budget and to the highest quality standards.

You will lead site management, supervisory and resident liaison teams, maintain strong relationships with client representatives and internal stakeholders,

Qualifications

• Previous experience in a similar Contracts Manager or Project Manager role.
• Delivery of planned refurbishment works within occupied environments.
• Experience managing projects up to £3m and coordinating multi-workstream delivery.
• Proficiency in contract administration, planning, estimating, tender processes and cost reporting.
• Strong communication and stakeholder management skills.

Responsibilities

• Deliver multiple refurbishment workstreams up to £3m each on time and within budget.
• Ensure works are safe, programmed, and meet quality standards.
• Lead site management, supervisory and resident liaison teams.
• Maintain client relationships and engage internal stakeholders.
• Attend progress meetings and perform site visits as required.
• Oversee valuations, variations, cost reporting and overall commercial performance.
• Support estimates, tenders and forward programmes.
• Ensure health & safety, statutory and contractual compliance.
• Maintain accurate contract documentation and governance.

We are recruiting a Contracts Manager to join a respected social housing group in Suffolk, overseeing the delivery of planned refurbishment programmes across the housing stock. As a Contracts Manager, you will manage multiple workstreams with individual project values of up to £3m, ensuring works are delivered safely, on programme, within budget, and to agreed quality standards. Contracts Manager key responsibilities include:

• Managing the delivery of multiple planned refurbishment workstreams, with individual project values of up to £3m
• Ensuring works are delivered safely, on programme, within budget, and to agreed quality standards
• Leading, supporting, and developing site management, supervisory, and resident liaison teams
• Maintaining strong working relationships with client representatives and internal stakeholders
• Attending progress meetings and undertaking site visits as required
• Overseeing monthly valuations, variations, cost reporting, and overall commercial performance
• Supporting the preparation of estimates, tenders, and forward programmes
• Ensuring full compliance with health & safety, statutory, and contractual requirements
• Maintaining accurate contract documentation, reporting, and governance processes

The successful Contracts Manager will have:

• Previous experience in a similar role
• Extensive experience working as a Contracts Manager or Project Manager across a variety of projects valued up to £3m
• Experience in contract administration, planning, estimating, tender processes, health & safety, and staff management
• Experience delivering planned works within occupied environments
• Strong communication and stakeholder management skills, with the ability to build effective working relationships
• The ability to work effectively to tight deadlines while managing multiple priorities
• Proficiency in Microsoft packages
• City & Guilds qualification in a construction trade

An enhanced DBS check will be required for this role.
