Job summary

Niyaa People Ltd is recruiting a Contracts Manager to join a respected social housing group in Peterborough, overseeing major maintenance, refurbishment and capital works across the housing stock.

You will manage contractors, monitor contract performance, and ensure works are delivered safely, on time and within budget, while striving for high-quality housing services for residents.

Qualifications

  • Previous experience in a Contracts Manager, Contract Manager, or senior project management role.
  • Experience managing planned maintenance, refurbishment, capital works or similar construction programmes.
  • Strong knowledge of contract management, construction, procurement and commercial processes.
  • Experience managing contractors and monitoring contract performance.
  • Excellent health & safety knowledge, building regulations and housing legislation.
  • Strong financial management and reporting skills.
  • Strong communication, negotiation and stakeholder management abilities.
  • Excellent organisational skills and ability to manage multiple priorities and deadlines.
  • Experience in social housing or similar public-sector environment would be advantageous.
  • A relevant construction, surveying, property or project management qualification would be desirable.

Responsibilities

  • Managing the delivery and performance of planned maintenance, refurbishment, and capital works contracts.
  • Overseeing contractors to ensure works are delivered safely, on time, within budget, and to the required quality standards.
  • Managing contract performance, costs, programmes, variations, and commercial outcomes.
  • Building and maintaining relationships with contractors, consultants, residents, internal teams and external stakeholders.
  • Monitoring project progress through meetings, site visits, inspections and performance reviews.
  • Ensuring contracts comply with legislation, health & safety, building regulations and policies.
  • Reviewing specifications, programmes, valuations, variations and contractor performance.
  • Producing accurate reports and management information to support governance and decision-making.
  • Identifying risks and opportunities and implementing actions to ensure successful delivery.
  • Driving continuous improvement and ensuring residents receive high-quality service during works.

Contracts Manager key responsibilities
  • Managing the delivery and performance of planned maintenance, refurbishment, and capital works contracts

The successful Contracts Manager will have
