Job summary

Build Recruitment Limited is seeking a Contract Manager for a major social housing refurbishment programme in Birmingham. You will lead operational teams, manage KPIs and ensure quality and safety across occupied properties.

Reporting to the senior operations team, you will build strong client relationships with the local authority and residents, coordinate subcontractors, manage risks and drive improvements across multiple live projects.

Qualifications

• Experience in social housing refurbishment or planned works.

• Commercial awareness and client relationship skills.

Contract Manager – Social Housing Refurbishment

£55,000–£65,000 Car Allowance & Benefits

An exciting opportunity has arisen for an experienced Contract Manager to join a major social housing refurbishment programme in Birmingham.

This is a key operational role overseeing the successful delivery of a significant programme of refurbishment and planned works across occupied social housing properties, working closely with the local authority, residents, supply chain and internal delivery teams.

The Role

• Lead operational teams, Site Managers and subcontractors to deliver works safely, efficiently and to programme.
• Manage multiple live refurbishment projects and ensure performance against agreed KPIs.
• Work closely with the local authority and key stakeholders, maintaining strong client relationships.
• Monitor programme progress, quality, productivity and commercial performance.
• Manage subcontractor performance, variations, risk and contractual issues.
• Ensure works are delivered to the required health & safety, quality and customer standards.
• Identify and resolve delivery issues quickly, providing strong leadership across the workstream.
• Support the continued development and improvement of the wider contract as it grows.

About You

• We’re looking for an experienced Contract Manager / Project Manager / Operations Manager with a strong background in social housing refurbishment, planned works or property maintenance.
• You’ll have experience delivering works such as kitchens & bathrooms, internal refurbishment, windows/doors, roofing, external works or wider planned investment programmes, particularly within occupied properties.
• An understanding of PAS standards, retrofit or decarbonisation programmes would be highly advantageous, although this does not need to be your specialist area.
• You’ll be commercially aware, confident managing people and subcontractors, and comfortable dealing directly with clients and residents.
