Job summary

Howells Solutions Limited is recruiting a Project Manager to deliver social housing refurbishment schemes in Birmingham. The role covers internal/external upgrades to tenanted properties, including kitchens, bathrooms, windows and doors, roofing, and decarbonisation projects.

You will manage day-to-day operations, liaise with clients and stakeholders on site, ensure HSE compliance, and drive safe, defect-free handovers. A full UK driving licence and relevant PM qualifications are essential.

Qualifications

• Proven experience as a Project Manager / Senior Site Manager on social housing planned works.
• Excellent stakeholder management and communication skills.
• Full UK driving licence.
• Knowledge of building safety, fire compliance, and post-Gateway requirements.
• Relevant construction or project management qualification (HNC/HND, degree, or equivalent).

Responsibilities

• Manage day to day operations of the capital improvement programmes.
• Identify discrepancies and risks and report to stakeholders.
• Survey and complete property condition reports with client on site.
• Develop policies & procedures to support new projects.
• Site visits to inspect works and liaise with tenants, contractors, or statutory bodies to resolve issues.
• Maintain health and safety and environmental management.
• Draw up construction phase safety plans and ensure delivery per plan.
• Manage client expectations and maintain good relationships.
• Complete project handover and ensure defects are snag-free.

We are working with a leading Social Housing contractor to recruit an experienced Project Manager to deliver Social Housing refurbishment schemes in Birmingham.

This is a fantastic opportunity for a proven Project Manager with a determined and motivated attitude, or an experienced Senior Site Manager who is looking to progress with a market leader. Works include internal and external upgrades to tenanted properties, including new kitchens, bathrooms, windows, doors, roofing, and some decarbonisation projects.

Daily Responsibilities:

• Manage all day to day operations of the capital improvement programmes.
• Identifying discrepancies and risks and taking appropriate actions, reporting back to relevant stakeholders when this occurs
• Work closely and meet with client and stakeholders on site to survey and complete property condition reports.
• Developing policies & procedures to support the achievement of new projects
• Site visits to undertake inspections of works and/or liaise with trade operatives, tenants, contractors or statutory bodies to resolve any issues and ensure high satisfaction is achieved
• Maintain Health and Safety and environmental management.
• Drawing up construction phase safety plans and ensuring the safe delivery set out within each plan.
• Understand and manage all client expectations maintaining good working relations.
• Complete project handover and ensure everything is defect/snag free

Essential Criteria:
