BizSpace Ltd. is seeking a Business Centre Manager for Gloucester Barnwood to drive occupancy and rent roll across offices and self-storage while leading the on-site team.

You will handle enquiries, run tours, negotiate lettings and renewals, and grow income from additional services such as meeting rooms and telecoms. The role requires proven sales and leadership skills, budget awareness, and a professional presence.

Qualifications

• Proven sales and negotiation skills with a focus on occupancy and income.
• Excellent communication skills at all levels.
• Experience leading and developing a team.
• Commercial awareness and confidence with budgets and numbers.
• Good telephone manner and professional presence.
• Full clean driving licence.
• Desirable: experience in flexible workspace, property, self-storage, hospitality or retail.

Responsabilités

• Drive occupancy and rent roll across offices and self-storage
• Handle enquiries, run viewings and tours, and convert them into customers
• Negotiate new lettings and renewals
• Grow income from existing customers (meeting rooms, telecoms, furniture, cleaning, mailboxes)
• Maintain availability lists, pricing and sales literature
• Build relationships with local businesses, agents and the community; promote the refer-a-friend incentive
• Deliver a great experience from first enquiry through onboarding to renewal
• Resolve concerns quickly and encourage positive reviews
• Coordinate engagement, networking and events
• Oversee meeting room bookings and room standards
• Keep both buildings, communal areas and self-storage clean, safe and well presented
• Review cleaning and maintenance daily; oversee operatives and contractors
• Oversee access control, mail, deliveries and car park allocations
• Monitor health & safety, fire safety and statutory compliance
• Support energy-saving and ESG initiatives
• Manage the centre budget, costs and supplier spend, including purchase orders
• Work with finance on invoicing, credit control and recharges for ancillary services
• Report occupancy, rent roll and performance to the Regional General Manager
