Job summary

Mears Group is seeking a Supervisor – Disrepair in Birmingham to oversee disrepair works across occupied homes under a new 10-year Birmingham City Council contract. You will ensure safety, quality, and timely delivery, while coordinating residents, surveyors, and contractors and maintaining thorough documentation.

Ideal candidates will have supervisory experience in social housing or disrepair, strong leadership, and a solid understanding of health & safety and legislation affecting housing

Qualifications

  • Experience as a supervisor in social housing, property maintenance or disrepair services.
  • Understanding of housing disrepair legislation and compliance requirements.
  • Experience managing health & safety activities and inspections.
  • Experience working in occupied properties with a customer-focused approach.

Responsibilities

  • Oversee disrepair works across occupied properties and ensure quality and safety compliance.
  • Manage disrepair cases to completion within agreed timescales.
  • Conduct site visits, inspections, and audits to monitor progress.
  • Liaise with residents, client representatives and contractors for updates and issue resolution.
  • Lead and coach operatives and subcontractors to achieve high-quality outcomes.
  • Prepare and maintain accurate records, reports, and documentation.
  • Assist with budgets, forecasting and costs related to disrepair cases.

Supervisor – Disrepair

Join us on our new, exciting contract with Birmingham City Council

Mears Group has been awarded a major new 10-year partnership with Birmingham City Council to deliver repairs, maintenance, and planned investment work across 11,500 homes in central and west Birmingham. This contract represents one of our most significant projects in the city and will create a wide range of opportunities across our operational teams.

Duties
  • Supervise the delivery of disrepair works across occupied residential properties
    Ensure all repairs are completed safely, efficiently, and in line with required quality standards and contractual obligations
  • Manage disrepair cases through to completion, ensuring agreed timescales and commitments are met
  • Conduct regular site visits, inspections, and audits to monitor progress and quality of works
  • Liaise with residents, surveyors, client representatives, and contractors to provide updates and resolve issues
  • Allocate resources effectively to ensure workloads are managed efficiently and service targets are achieved
  • Review disrepair schedules of work and ensure repairs are completed in accordance with specifications
  • Ensure full compliance with Health & Safety legislation, company policies, and regulatory requirements
  • Carry out post-inspections and quality checks, ensuring any remedial works are completed promptly
  • Lead, coach, and support operatives and subcontractors to deliver high-quality outcomes
  • Monitor performance and productivity, identifying opportunities for improvement and efficiencies
  • Manage material usage and procurement to support cost-effective service delivery
  • Maintain accurate records, reports, photographic evidence, and case documentation
  • Investigate complaints and support the resolution of complex customer issues
  • Work closely with internal teams to minimise the risk of future disrepair claims
  • Support compliance audits, service improvement initiatives, and contract performance requirements
  • Assist with budget management, forecasting, and controlling costs associated with disrepair cases
  • Provide supervisory cover across the contract during periods of absence or increased demand
  • Attend toolbox talks, training sessions, client meetings, and operational reviews
    Ensure all activities reflect company values and maintain a professional image at all times
Role Criteria
  • Previous experience in a Supervisor position within social housing, property maintenance, or disrepair services
  • Proven experience managing disrepair works, complex repairs, or planned maintenance programmes
  • Strong understanding of housing disrepair legislation, compliance requirements, and customer obligations
  • Demonstrable experience managing, monitoring, and reporting Health & Safety activities
  • Experience working within occupied residential properties and customer-focused environments
  • City & Guilds, NVQ, or equivalent qualification in a relevant trade discipline
  • Full, valid UK driving licence
  • Strong understanding of Health & Safety regulations, including COSHH
  • Working knowledge of Schedule of Rates (SOR) and repairs contracts
  • Excellent communication and stakeholder management skills
  • Ability to build positive relationships with residents and client representatives
  • Strong leadership skills with the ability to motivate, mentor, and develop teams
  • Customer-focused approach with a commitment to delivering excellent service
  • Strong problem-solving and decision-making skills
  • Excellent planning, organisational, and workload management abilities
  • Ability to manage multiple cases and priorities within a fast-paced environment
  • IT literate with experience using housing maintenance or repairs management systems
  • Confident producing reports, maintaining records, and communicating both verbally and in writing
