Job summary

CompassRock in East Croydon is seeking a full-time Permanent Associate to support the maintenance team across the Altura 50 BTR asset. You will manage service requests, oversee contractors, and assist the Maintenance Manager with tenancy-related matters including health and safety and resident retention.

Responsibilities include defect coordination, ensuring market-ready apartments, and performing regular site inspections.

Qualifications

  • 2–3 years’ experience in a maintenance/FM role.
  • Strong customer service and communication skills.
  • Clean driving licence.
  • Ambition to undertake an industry-recognised qualification.
  • Proactive and initiative-driven with ability to multitask.

Role Summary

The successful candidate will support the Maintenanceteamandassistwith the ongoing maintenance of the company’s high-end Built to Rent asset inEast Croydon, Altura 50,with a key focus on delivering excellent customer service to residents throughout all aspects of the tenancy lifecycle. They will be responsible for all aspects of building maintenance, including managing service requests, ensuring works are completed within the agreed SLAs, overseeing external contractors, and assisting theMaintenanceManagerandSenior FacilitiesManager with any tenancy-related matters such as health and safety and customer retention. If not already completed, the candidate willbe requiredto undergo Fire Safety, H&S, and First Aid courses (all paid by the company).

Key Responsibilities:
  • Service Requests:Receive and manage maintenance requests, prioritising the most urgent but ensuring all issues are resolved ina timelyfashion.
  • Defects Period:Working closely with the builder to ensure any items covered under defects are passed to them to resolve with your oversight of work undertaken.
  • Quality of Work:Assure quality and quantity of ‘market-ready’ apartments.
  • Community:Helpmaintaincommunity appearance by carrying out regular community inspections and tours.
  • Health & Safety:
  • Installing and checking smoke and carbon monoxide alarms.
  • Working with theSenior Maintenance Technicianto conduct emergency audits of equipment,recordingand testing of Health & Safety equipment such as the AOVs.
  • Legionella testing, carrying out weekly flushing and recording of the vacant units.
  • Assistingin the undertaking of risk assessments.
  • Other Roles:
  • Fitting shelves, hangingpicturesand installing window locks.
  • Facilitating move in and move outs of residents.
  • Ensuring the external grounds around the property are kept to the highest standard.
  • Assistwith parcel management.
  • Any other standard maintenance requests
  • Waste Disposal:Working with the team to ensure bins are collected on time.
  • Moving bins internally / externally when they are full.
  • Teamwork:Working as a team to ensure the building consistently performs at, or ahead of, organisation’s expectations.

  • Customer Service:Ability to build strong relationships with customers/residents/tenants while handling their requests in a proactive and positive manner.
  • Organisational Skills:Strong organisational skills with the ability to multitask and prioritise, whilemaintaininga high levelof accuracy and attention to detail.
  • Ability to use initiative and make decisions on behalf of the company, even when faced with incomplete information.
  • KPI Driven:Focus on bottom-line results, setting goals, and measuring performance against key performance indicators (KPIs).
  • Communication Skills:Strong communicationskills – verbal, written, and presentation skills are all important
  • Attention to Detail:Demonstratedfocus on quality and compliance
  • Proactive and Initiative-Driven:Able to foresee potential issues and address them before they escal
  • Positive, 'can-do' Attitude:Critical in working within teams and delivering top service to residents
  • Computer Literacy:While training on our property management systems will be provided, we require that the applicant be proficient with Microsoft Office and Outlook and have an aptitude for learning new software
  • 2-3 years’ experience in a maintenance/FM role.
  • Strong preference for those with plumbing experience.
Software:
  • Good familiarity with Microsoft products but also experience in using particular ‘management software systems’ in a day job environment (not necessarily specific to property).
Qualification:
  • Ambition/willingness to undertake and complete an industry-recognised qualification (costs to be covered by company).
Driving Licence:
  • A clean, driving licence must be held.

Working Hours:
  • Five day working week based on-site, which will include alternative Saturday shifts, with occasional Sunday shifts ifrequired. 40 hour working week.
  • Monday or Tuesday ‘day off in lieu’ if a Saturday is needed.
IT/Equipment:

Mobile phone provided. IT equipment to incorporate lone working technology and tracking and protocols.
