Pinnacle Group is seeking an experienced Property Manager to join our Homes Team and oversee a portfolio of affordable housing across South and West London, including Hounslow, Brent, Merton and Lewisham. You will work closely with residents, clients and stakeholders to deliver high service standards and foster thriving communities.

The ideal candidate has housing management or lettings experience, excellent communication skills and a full UK driving licence.

Responsibilities

  • Report to Housing Manager and deliver portfolio objectives.
  • Own and maintain sites across West and South London.
  • Monitor contractors and ensure timely quality.
  • Manage voids, sign-ups, inventories and check-outs.
  • Address anti-social behaviour and represent the organisation in court when needed.
  • Respond to tenant and client enquiries promptly.
  • Prepare monthly/quarterly client reports.
  • Conduct estate inspections and drive safety compliance with Technical Team.
  • Maintain tenancy records and legal compliance.

Pinnacle Group are looking for an experienced Property Manager to join our Homes Team and manage a portfolio of affordable housing across the South and West London patch, covering Hounslow, Brent, Merton and Lewisham. Working closely with residents, clients and stakeholders, the successful candidate will take ownership of their patch, ensuring high service standards are maintained while fostering positive communities and delivering an outstanding customer experience. The portfolio size is currently under review and may be reduced in the future.

Our Homes Divisiondelivers trusted housing management services across Affordable, Private Rented and Leasehold properties. We work with local authorities, registered providers and investors to support thriving communities.

The ideal candidatewill have experience within housing management, residential lettings or the wider property sector and be passionate about delivering exceptional customer service. They will be an organised and self-motivated individual with strong communication and relationship-building skills, capable of managing a varied workload and building effective partnerships with residents, contractors and clients. The successful candidate will be proactive, resilient and solutions-focused, with a good understanding of housing management practices and a commitment to maintaining high standards across their portfolio.

A full UK driving licence and access to a vehicle are essential. This is a remote, site-based role, with site visits and travel required across the areas of Hounslow, Brent, Merton and Lewisham.

Key responsibilities:
  • Report directly to the Housing Manager and deliver on the strategic and operational objectives set for the portfolio.
  • Take full ownership and accountability for the assigned sites across West and South London, ensuring they are maintained to a high standard and meet all contractual and compliance requirements
  • Monitor the performance of contractors and service providers, holding them accountable for the quality and timeliness of their work.
  • Manage all property management functions, including void turnarounds (viewings, sign-ups, mutual exchanges), inventory management, and check-out appointments.
  • Address and manage anti-social behaviour cases, including the preparation and serving of legal notices and represent the organisation in court proceedings when necessary.
  • Respond to tenant and client enquiries via telephone and written correspondence, ensuring timely and professional communication
  • Prepare and support the production of accurate and timely monthly/quarterly client reports.
  • Conduct regular estate inspections, identify issues in communal areas, and ensure that required actions are completed without delay.
  • Work in partnership with the Technical Team to oversee health and safety compliance and ensure timely resolution of any actions.
  • Manage residential compliance, log and track tenant repairs using different softwares and client systems, and oversee defect resolution.
  • Maintain accurate and up-to-date tenancy records and ensure full compliance with legal and policy requirements.
Key requirements:
  • Strong understanding of affordable rent unit management, residential lettings, and up-todate knowledge of housing legislation and best practice.
  • Proven experience in front-line housing management, delivering high-quality customer service.
  • Excellent IT skills, including proficiency in Microsoft Word and Excel.
  • Ability to manage the full range of housing management tasks, including voids, sign-ups, estate inspections, and repair reporting.
  • Highly proactive and capable of working independently under own initiative.
  • Exceptional communication and interpersonal skills, with the ability to build strong relationships with tenants and stakeholders.
  • Possesses CIH / ARLA qualification or similar, or willing to undertake such qualifications.
  • Use of own vehicle. All mileage expenses are fully reimbursed.
