Job summary

Nscale seeks a Preconstruction Manager to lead cost, schedule, risk, and constructability analysis for prospective data-center developments across North America, reporting to the Senior Manager, Preconstruction. You will influence business-level decisions on capital expenditure and help shape the delivery strategy from the earliest concept stage.

Qualifications

• Bachelor's degree in Construction Management, Engineering, or related field.
• 7+ years of preconstruction or construction management experience.
• Data center or mission-critical facility experience preferred.
• Experience developing CapEx proformas, cash flow models, and estimates.
• Experience reviewing GC/major trade proposals and cost/schedule analysis.
• Strong knowledge of construction documents (drawings, specs, contracts).
• Proficiency with MS Office tools (Excel, PowerPoint, SharePoint, Word).
• Ability to manage multiple priorities in a fast-paced environment.
• Willingness to travel up to 25%.

Responsibilities

• Lead generation of site-specific CapEx proformas, conceptual estimates, GC RFP reviews, and delivery schedules.
• Prepare independent take-offs, cost estimates, and cash flow ledgers; validate contractor pricing.
• Lead Prime Contractor Budget Reviews and cost/schedule analysis.
• Generate integrated CapEx proforma and cash flow ledgers; engage contractors and major trades.
• Provide cost and risk analysis across North American markets.
• Collaborate with Estimating, Construction, Cost Controls, Design Engineering, Operations, Finance.
• Support geographic and vertical market expansions; build competitive cost roadmaps.
