Job summary

aparto is seeking a General Manager for our Valencia property. You will lead a high-performing team to deliver outstanding resident experiences, strong financial results, and a safe, welcoming community for students.

You'll own day-to-day operations, partner with central functions, and drive occupancy, revenue, and service standards. The role requires strategic leadership, stakeholder engagement with universities, and a commitment to our values of Service, Belonging and Community.

Qualifications

• Proven experience managing a property or operation in service-led environments.
• Strong operational leadership across multiple service areas.
• Experience delivering budgets, forecasts and cost control.
• Track record in coaching and developing high-performing teams.
• Solid knowledge of health and safety, compliance and risk management.
• Customer-focused mindset with a commitment to service excellence.
• Commercial awareness with sales, leasing and local market understanding.
• Excellent stakeholder management with universities and partners.
• Ability to use data and systems to monitor performance.
• Highly organised, adaptable and able to prioritise in a fast-paced environment.
• Strong written and verbal communication skills.
• Willing to work flexible hours including potential out-of-hours arrangements.

Responsibilities

• Lead property to deliver safe, welcoming, and high-performing community.
• Manage day-to-day operations across reception, maintenance, housekeeping and security.
• Own property performance against KPIs and audits.
• Oversee financial performance including budgeting and forecasting.
• Deliver occupancy and revenue targets in collaboration with sales and asset teams.
• Lead recruitment, onboarding, and performance reviews for the property team.
• Maintain health and safety compliance and reporting.
• Develop strong relationships with universities and partners.
